How to choose the right block of land for your new home

Choosing your dream home design is the first step to finding the right block of land, and involving your home builder from the outset can help make the entire process smoother and more enjoyable.
Find the land to suit the home
Ultimately you need a block of land that suits the type of home you need and the lifestyle you desire; if you purchase a block of land before choosing your home design you may be limiting your options, and ultimately not achieve that dream home you’ve always wanted. Instead, buy the land to suit the home and the process will be made much simpler and you’ll be more satisfied with the end result.
Consult with your builder first
By choosing your home design first and consulting with your builder on the land, you can enjoy peace of mind knowing that it is possible to build your dream home on your chosen block of land, before you purchase the block of land. It’s also good to know that if your dream home design doesn’t quite fit onto the block of land, your builder can help you modify the home to suit.
When you’re looking for the right block of land to suit your home, keep in mind that as a general rule, the more level the block is, the more affordable and easier to build on it will be. Your builder can advise you on the slope of the block and any potential costs associated with that.
It’s also important to know that developers have certain requirements relating to the distances the house can be set away from the boundaries – these are called ‘setbacks’. Prior to purchasing a block of land you will be issued a ‘Disclosure Plan’ by the developer that outlines everything you need to know like block size, slope and any easements etc. Your builder will take all this into consideration and advise you on what is required for your home.
Factor in future additions
Always be mindful of any future additions you may want to make to your property like a pool. These should be discussed early on with your builder and factored into the building process so allowances can be made when your home is fitted to your lot.
Be aware of covenants
When you are buying a block of land, always be mindful of any covenants set by the land developer, particularly in newer estates. Builders can advise on complying with covenants but it’s really up to the home owner to understand them.
Alternatively, to take the stress out of finding a block and then finding a home to suit that block you might consider buying a home and land package where the house and the block of land are already matched by the builder, and all you need to do is relax and enjoy the building process.
