How to find the right block of land for your new home
Feb 09, 2017
When building your dream home, you need to combine the right block of land with the right home design. These two elements go together; and if you take the time to consider them both at the start of your home building journey you can achieve a better outcome.
Below are some simple tips to help you on your way. And remember, by involving your home builder from the outset you can take advantage of their experience and make the entire process as seamless as possible.
Does the land suit the home?
The best place to start in this journey is to find the home design that best fits your needs, lifestyle and your visual desire. Once you have decided on your dream home design, you can then find the land that best suits the home.
If you purchase a block of land before choosing your home design you may be limiting your options and ultimately not achieve that dream home you’ve always wanted. Instead, buy the land to suit the home and the process will be made much simpler and you’ll be more satisfied with the end result. However, if you already have the land, we can customise our designs to suit, or simply help you choose a design from our range that suits your block.
Have you spoken with a new home consultant first?
Consult your builder before you purchase your block of land. It will give you peace of mind to know that your home design and your land are compatible before you commit to purchasing the land.
If you have found the perfect block of land already, we still have you covered. Your new home consultant can work with you to find a home to suit.
When you’re looking for the right block of land to suit your home, keep in mind that as a general rule, the more level the block is, the more affordable and easier it will be to build on. Your new home consultant can advise your block of land at the outset.
It’s also important to know that developers and councils have certain requirements relating to how the home design fits onto the block. Your new home consultant can take all this into consideration and advise you on what is required for your home.
Any future additions?
Always be mindful of any future additions you may want to make to your property. Will you want to add a pool later on? Whilst these are not always top of mind at the start of the building process, they should be discussed early on with your new home consultant and factored into the home building process so allowances can be made when your home is fitted to your lot.
When purchasing land in newer estates it is important to be aware of any covenants that are set by the land developer that may impact your home design.
Your new home consultant can advise on complying with covenants, which usually involve the appearance of the home incorporating the facade, roof, brick and render. It is important to make sure that the covenants required don't impact your dream home design. If they do, then it may influence your final decision to purchase the block of land.
