How to Choose the Right Home Design

The huge benefit with building over buying an established home, is that you can choose a home design to exactly suit you and your family’s lifestyle and needs. Plus, the benefit that everything is new of course!

However, there are literally hundreds of floorplans to choose from when searching for the perfect home for you and your family. To help you out, we have put together some helpful tips on how to choose the right floor plan for you.

Step 1:

Assess what life stage you and your family are at. For example, if you have young children or are planning to have a family in the future, a single storey home is typically better. Whereas a family with teenage children may be bursting from the seams in a single storey home and would like the living and sleeping spaces separated on different levels and the additional space that a double storey home brings.

As part of your life stage assessment, it is good to ask yourself whether this is going to be your forever home or a steppingstone? I.e. how long do you intend to live in the home for?

Step 2:

 Assess you budget – the larger the home (including double storey’s) the more expensive it will cost. Upgrading your façade and the inclusions will also add costs. Head to your mortgage broker or bank, or alternatively, jump online to find a borrowing capacity calculator to assess your budget before you get too far into the process – like paying a deposit!

Don’t forget, the cost of land and site works will also need to be factored into your budget.

Step 3:

Now that you have a budget and an idea of whether you are going to choose a single storey or a double storey home, you can start thinking about further details about bedrooms and bathrooms.

A first key assessment is how many bedrooms you need. Part of this will be related to how big your family is or intends to be, plus if you have in-laws or parents that will visit a lot or perhaps live permanently with you.

The Baltimore 38 on display at Arise Estate in Brisbane QLD is an extremely spacious home with all the bells and whistles and the stunning vantage façade (upgrade). Plus, it has the plan option to turn the study into a guest suite downstairs.

Looking at how many people will be living in the home will also help determine how many bathrooms/ensuites and additional living spaces you need, including perhaps a separate office so you can work or run a business from home. Step 4:

Now to get into the nitty gritty and details of each home design to discuss the benefits of each. We recommend that visiting a New Home Consultant at this stage who will help you decide on the right one for you. A good consultant will ask you questions like:

  1. ‘What are some of logistical or space problems you are having at the moment?’
  2. ‘Would you prefer a master at the front or rear of the home?’
  3. ‘How much do you entertain as part of your lifestyle?’ (perhaps a butler’s pantry and an extra-large outdoor room is a must).
