Sustainability Standards For Residential Development
The Building Sustainability Index Standards (BASIX) aims to reduce the environmental impact of new home builds across New South Wales. For customers, this ensures your new home will offer unparalleled comfort all year round while minimising reliance on heating and cooling technologies.
Sustainability standards for new residential buildings
At Coral Homes, our focus on building sustainable homes aligns with Australia’s goal of achieving net-zero emissions by 2050, resulting in homes that are both environmentally friendly and cost-effective to run. All new home builds will meet the BASIX requirements either through the orientation of your home, by increasing insulation, choosing low-e glass or double-glazing, shading and cross-ventilation.
On average, a home meeting the BASIX standards will save $1,070 per year in energy bills*. To find out more please visit the *NSW Government’s planning website here.
7-Star Home Energy Rating
Among the key improvements, BASIX aims to deliver thermal performance standards at an impressive 7 stars on the Nationwide House Energy Rating Scheme (NatHERS), alongside a reduction in greenhouse gas emissions by 7-11%, contingent upon location and the type of residential development.
The BASIX online tool provides a materials index to measure embodied emissions referring to the amount of greenhouse gases generated in the production and transport of construction materials. You can find out more about the increases to BASIX standards on the NSW Planning Portal here.
How will these changes affect my build?
While you can expect to benefit from significant savings long-term, there may be some initial upfront costs incurred. Coral Homes is committed to working closely with you to build an affordable home that meets the BASIX standards and fits within your budget and preferences. If you have any questions, please reach out to our Home Consultant team; they are here to make your home-build experience as seamless as possible.
Expected BASIX outcomes
BASIX has prevented 12.3 million tonnes of greenhouse gas emissions, with the updated standards aiming for a further 150,000 tonnes of greenhouse gas a year to be saved. This is equal to running 31 wind turbines for a year, providing enough electricity to power 27,000 homes each year, or planting around half a million trees.
