The “Express to Contract” promotion (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929 and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 50792 / 1014053 and NSW OFT 62084C (Coral Homes, our, us) subject to the terms and conditions set out in this document (Terms and Conditions).
Subject to these Terms and Conditions, the Promotion commences at 8:30am on 18th October 2014 (updated November 2020) and will continue to be available unless terminated earlier by Coral Homes in accordance with these Terms and Conditions (Promotion Period).
Please speak with your Coral Homes sales consultant to ensure availability of the Promotion and/or permitted Changes in respect of the location of your proposed home.
The Promotion is only available during the Promotion Period in respect of new preliminary agreements entered into with Coral Homes where you have selected the “Express to Contract” service.
Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion at any time before you enter into an agreement for Coral Homes’ to provide the Express to Contract service and without notice to you.
If you elect to use the “Express to Contract” service, Coral Homes will use reasonable commercial endeavours to deliver you your new home contract and get started on the construction of your home sooner than our standard contracting arrangements.
The term “Express to Contract” refers to Coral Homes’ service known as the “Express to Contract” service.
Express to Contract Terms and Conditions
1. For the purposes of these Terms and Conditions unless the context clearly indicates otherwise:
a. “Change” means any variation, change, modification or additional item in respect of the structure, external modifications, roof, insulation, internal area, wet area, kitchen, appliances, finishes or external works of the home which are made available from Coral Homes from time to time.
b. “Standard Design” means the standard design for a home as published by Coral Homes from time to time.
2. Where the home is:
a. a single storey home, there must be no more than:
i. if the home is the subject of a home and land package, 18 Changes to the Standard Design for the home; or
ii. otherwise, 12 Changes to the Standard Design for the home.
b. a two storey home, there must be no more than:
i. if the home is the subject of a home and land package, 18 Changes to the Standard Design for the home; or
ii. otherwise, 8 Changes to the Standard Design for the home.
3. For the purposes of clause 2, any Changes to the home which arise from any promotions of Coral Homes made available from time to time in respect of the home or home design shall not be included in the calculation of the number of Changes.
4. Subject to clauses 5 and 6, the only permitted Changes to the home or home design of a structural nature will be in respect of:
a. changes to the pitch of the roof for the home;
b. adding or deleting eaves for the home;
c. building the home to boundary walls for the block on which the home is built;
d. having higher ceilings than the standard for the home;
e. allowing for under eave bulkheads for the home where it is a one storey home only;
f. addition of a façade option to the home;
g. use of a steel frame for the home;
h. using integrated slabs in respect of the home; or
i. any current display home option without further reconfiguration
Otherwise, no structural Changes to the home shall be permitted.
5. Other than in connection with those Changes contemplated by clause 4 and subject at all times to clause 6, there must be:
a. no Changes to the building footprint for the home; and
b. no reconfiguring of the standard plan for the home.
6. The Changes contemplated by clause 4 will not be permitted by way of a variation to your building contract with Coral Homes after such building contract has been signed by all parties.
7. You must promptly provide to us all required information and mandatory items in order for Coral Homes to prepare your building contract.
8. The “Express to Contract” promotion is available only in respect of the standard homes of Coral Homes or homes with Designer or Elegance inclusions.
9. Modified Standard Plans (MSP) and Owner Supplied Plans (OSP) are excluded from the “Express to Contract” promotion.
10. Coral Homes reserves the right to refuse the “Express to Contract” service if any of the above conditions are not met, or if site conditions or Local Authority requirements dictate further changes are necessary beyond those noted above.
11. These Terms and Conditions shall be governed in accordance with the law of the State in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts in that State.
12. These Terms and Conditions constitute the entire agreement between Coral Homes and you in respect of the “Express to Contract” Promotion. Any change or variation to these Terms and Conditions must be in writing.
13. You must not assign or otherwise deal with these Terms and Conditions or any rights or obligations under these Terms and Conditions, without the prior written consent of Coral Homes.
14. You are not entitled to rely on the words or conduct of Coral Homes as a waiver of any right pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Coral Homes.
15. All notices given in connection with these Terms and Conditions may be given by personal delivery, certified mail, e-mail, facsimile or any other customary means of communication to the party’s address specified in the relevant building contract.
16. If any provision of these Terms and Conditions is invalid under the law of any jurisdiction, the provision is enforceable in that jurisdiction to the extent that it is not invalid, whether it is in severable terms or not. This clause does not apply where enforcement of the provision of these Terms and Conditions in accordance with this clause would materially affect the nature or effect of the parties’ obligations under these Terms and Conditions.
17. In these Terms and Conditions a reference to a clause is a reference to a clause of these Terms and Conditions
The value of the Changes available pursuant to this Promotion will vary depending on your chosen Changes to the home design.
Due to the continuing development of Coral Homes’ designs and products, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
Promotion Period and availability
1. Subject to these Terms and Conditions, the Promotion commences at 10:00am on Wednesday, 1st July 2020 and is available for a limited time only, being until such time as the Promotion is terminated, cancelled or suspended by Coral Homes in its absolute discretion. (Promotion Period).
2. The Promotion is only available:
a. during the Promotion Period;
b. in respect of new preliminary home purchase agreements entered into:
i. between Coral Homes and retail consumers;
ii. in respect of those homes with the “Elegance specification”; and
iii. based on Coral Homes’ Elegance price lists effective Wednesday, 1st July 2020.
Definitions
3. For the purposes of these Terms and Conditions, unless the context clearly indicates otherwise:
a. “Elegance specification”, in respect of homes, means those homes which are the subject of Coral Homes’ “Elegance inclusions”. A copy of the full Elegance Specification and Elegance brochure may be obtained at a Coral Homes display centre or may be viewed at coralhomes.com.au/inclusions/elegance.
b. “Options”, means each of the inclusions and upgrades specified in paragraphs 8 to 14.
c. “Single Storey”, in respect of a home, means those Coral Homes’ home designs constituting the following design ranges as specified by the ‘House Type’ on the Coral Homes website coralhomes.com.au:
i. Single Storey Homes Narrow Lots;
ii. Single Storey Homes Traditional Lots; and
iii. Acreage Homes.
d. “Double Storey”, in respect of a home, means those Coral Homes’ home designs constituting the “Two Storey Homes” range as specified by the ‘House Type’ on the Coral Homes website coralhomes.com.au.
e. “Service Region”, in respect of geography, means the region where Coral Homes builds homes constituting “Where we build” as specified on the Coral Homes website coralhomes.com.au/where-we-build.
f. “Designer specification”, in respect of homes, means those homes which are the subject of Coral Homes’ “Designer inclusions”. A copy of the full Designer specification may be obtained at a Coral Homes display centre or may be viewed at coralhomes.com.au/new-homes/inclusions/designer
Conditions of Promotion
4. To the maximum extent permitted by law, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.
5. Due to the continuing development of Coral Homes’ designs and products, to the maximum extent permitted by law, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
6. The Promotion is only available in respect of Coral Homes’ homes with the applicable inclusions specifications. The Promotion is not available:
a. for homes with Coral Homes’ Designer specifications;
b. in geographic areas outside of the Coral Homes Service Region. Please speak with your Coral Homes New Home Consultant to ensure availability of the Promotion and/or inclusions in respect of the location of your proposed home
7. The Promotion shall be governed in accordance with the laws of the State or Territory in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts of that State or Territory.
Options
8. There are six (6) Options or upgrades available in connection to the Promotion (Option). Availability of Options will depend upon whether the home is a Single Storey Home or Double Storey home.
9. The value of this Promotion will vary depending on your chosen home design and/or the geographic location in which the home will be constructed.
10. The value of ‘Up to $40,000’ worth of inclusions is based on a Baltimore 38 (Designer façade) double storey home in the Brisbane, Gold Coast and Sunshine Coast price area as at 1st July 2020. The average value of the inclusions in the Offer is $31,247 for single storey home and $34,577 for a double storey home.
11. In respect of Single Storey homes, in the case of Single Storey homes Narrow Lots; Traditional; and Acreage lots, subject to payment of an additional $2,999 (inclusive of GST) (being in addition to the price payable in respect of the relevant home).
12. In respect of Double Storey homes, subject to payment of an additional $4,999 (inclusive of GST) (being in addition to the price payable in respect of the relevant home).
13. You will not be given a credit for the deletion of any Option. Each of the Options are not redeemable for cash and are not transferable.
14. Descriptions and full details of the Options (as applicable) are set out in further detail below:
a. Option 1 – Ducted Air Conditioning & MyAir System
In respect of all homes:
i. The air conditioner unit size will be determined by Coral Homes and varies depending on the choice of home design. The size of unit, zones and outlets are determined by Coral Homes and include an isolating switch. All Daikin air conditioning systems which may be included in this Promotion consist of 4 zones and include a standard inverter.
ii. To the maximum extent permitted by law, Coral Homes gives no guarantee, warranty or representation in respect of any air conditioning provided in connection with this Promotion. You may have consumer guarantees under the Australian Consumer Law that may apply. Further, Daikin provides a 5-year warranty on the air conditioning unit and control. You should refer to the Daikin web site for more information.
iii. Myair5 Air Management and an Android 8″ smart tablet is provided in lieu of standard controller and zoning unit is provided. MyAir5 is available with up to 10 zones and up to 10 temp sensors. Should you wish to add further zones or sensors than those stated above, please liaise with your Coral Homes New Home Consultant. Any additions to the zones or sensors may be at an additional cost.
iv. The Promotion ducted air conditioning Inclusions option is based on a 6m setback and underground power being available to the site. If the system requires an upgrade to three (3) phase power this is included in the Promotion. Further details and specifications of ducted air conditioning available for these Inclusions, please liaise with your Coral Homes New Home Consultant.
b. Option 2 – Carpet & Porcelain Tiling
In respect of all homes:
Carpet Option
i. For this Option, the carpet to areas of the home will be as nominated on Coral Homes’ standard floor covering layouts. You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. If you choose this Inclusion:
a. the carpet must be selected from Carpet Call’s “Rumble” range;
b. you may choose from six colours;
c. the carpet includes 7mm foam underlay; and
d. you must nominate the carpet colour at the time of your colour appointment.
Tiling Option
i. For this Option, the floor tiling to main floors (which you may select from the Builder’s specified range) will be as nominated on Coral Homes’ standard floor covering layouts. You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. If you choose this Inclusion:
a. tiling will be plain straight laying pattern only;
b. the floor tiles available for the Tiling Inclusion may be selected from the Builder’s standard range of up to 600mm x 600mm pressed-edge glazed porcelain tiles;
c. includes ‘Score and Snap’ tiles only;
d. you must nominate the carpet colour at the time of your colour appointment; and
e. you may be charged additional costs for:
i. larger tiles;
ii. laying costs per square metre for any rectified edge floor tiles (porcelain / vitrified etc.). This will be charged by Coral Homes to the Owner by way of Variation to Contract;
iii. alignment of floor tiling grout lines to other areas. Should you wish for floor tiling grout to align further charges apply; and
iv. any floor tiles you select that require diamond blade cutting.
Please Note: Main floor areas for this Option are nominated on Coral Homes’ standard floor covering layouts. Main Floor tiling is not included under stairs or to upper floor areas on two storey homes.
c. Option 3 – Foundation
In respect of all homes:
i. waffle pod concrete slab
ii. to suit ‘M’ class soil classification
iii. no allowances for piering or retaining walls
iv. in lieu of concrete slab to suit ‘S’ class soil classification

d. Option 4 – Staircase
In respect of double storey homes, Option 4 provides the following upgrades to the standard Elegance staircase specification, including:
i. COVER – Carpet Cover Grade
ii. BALUSTRADE – Glass to rakes
iii. OTHER – Timber stained first tread, raiser and handrail
Please note: Further details and specifications of standard elegance staircase, please liaise with your Coral Homes New Home Consultant.
e. Option 5 – Smart Home Automation
In respect of all homes, Option 5 provides the MyPlace system which is added to the MyAir system and includes the following:
i. MyPlace Modules which includes 1x relay module and 6x switch points. Should you wish to add further relays or switch points than those stated above, please liaise with your Coral Homes New Home Consultant or MyChoice Consultant. Any additions to the relays or switch points may be at an additional cost.
ii. MyPlace can control most 240-volt hard wired devices in the home, making them smart.
iii. MyPlace can control but not limited to:
- Garage Doors
- 3rd Party Lights (downlights, Pendants, garden, LED, pool, wall, security)
iv. MyPlace App for remote access.
v. MyApps – integrate other Apps like:
ARLO | ARLO LEGACY | RING| FRONIUS | SOLAR EDGE |SPOTIFY | SONOS
f. Option 6 – Downlights
In respect of all homes:
i. up to thirty (30) downlights to the entry, hallway, pantry, dining & kitchen
ii. you must nominate the placement of these downlights at the time of your electrical and lighting appointment with Clipspec.
The “Fixed Price Home and Land with Zero to Pay Up Front” promotion (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929 and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 50792 / 1014053 and NSW OFT 62084C (Coral Homes) subject to the terms and conditions set out in this document.
Subject to these terms and conditions, the Promotion commences at 10:00am on Saturday, 4th July 2015 (Promotion Period).

a. “Change” means any variation, change, modification or additional item in respect of the structure, external modifications, roof, insulation, internal area, wet area, kitchen, appliances, finishes or external works of the home which are made available from Coral Homes from time to time.
b. “Standard Design” means the standard design for a home as published by Coral Homes from time to time.
2. Where the home is:
a. a single storey home, there must be no more than:
i. 18 Changes to the Standard Design for the home (including those specified in the price of the home and land package)
b. a two storey home, there must be no more than:
i. 18 Changes to the Standard Design for the home (including those specified in the price of the home and land package)

6. The Changes contemplated by clause 4 will not be permitted by way of a variation to your building contract with Coral Homes after such building contract has been signed by all parties.
7. You must promptly provide to us all required information and mandatory items in order for Coral Homes to prepare your quotation; this includes:
a. Disclosure documentation
b. Plan of Development or building envelope
c. Acoustic reports
d. Bushfire reports
e. Covenants
8. Modified Standard Plans (MSP) and Owner Supplied Plans (OSP) are excluded from the Promotion.
9. Subject to these Terms and Conditions being met, Coral Homes will provide a fixed price quotation for your home and land package
10. Acceptance of the quotation will be in the form of a signed Preliminary Agreement at which time you will be required to pay an initial deposit so that Coral Homes can conduct testing on your block. Please refer to your Sales Consultant regarding the amount required for the initial deposit in your region, and for further conditions surrounding your Preliminary Agreement. The initial deposit is nonrefundable, but is deducted from the contract price by way of a reduction to the 5% deposit on your new home should you enter into a building agreement with Coral Homes for the building works.
11. The balance of your 5% deposit is payable on signing a contract with Coral Homes.
12. Coral Homes reserves the right to refuse the Promotion if any of the above conditions are not met, or if site conditions or Local Authority requirements dictate further changes are necessary beyond those noted above.
13. Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion at any time and without notice to you prior to you entering into a preliminary agreement with Coral Homes
14. The Promotion may not be available in certain geographic areas. Please speak with your Coral Homes sales consultant to ensure availability of the Promotion in respect of the location of your proposed home.
15. These Terms and Conditions shall be governed in accordance with the law of the State in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts in that State.
16. These Terms and Conditions constitute the entire agreement between Coral Homes and you in respect of the Promotion. Any change or variation to these Terms and Conditions must be in writing.
17. You must not assign or otherwise deal with these Terms and Conditions or any rights or obligations under these Terms and Conditions, without the prior written consent of Coral Homes.

The “Designer Deluxe” promotion (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929 and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 50792 / 1014053 and NSW OFT 62084C (Coral Homes) subject to the terms and conditions set out in this document (Terms and Conditions).
Promotion Period and availability
1. Subject to these Terms and Conditions, the Promotion commences at 10:00am on Monday, 4th May 2020 and continues, until such time as the Promotion is terminated, cancelled or suspended by Coral Homes in its absolute discretion. (Promotion Period).
2. The Promotion is only available:
a. during the Promotion Period;
b. in respect of new preliminary agreements entered into:
i. between Coral Homes and retail consumers;
ii. in respect of those homes with the “Designer” specification; and
iii. based on Coral Homes’ Designer price lists from 4 May 2020.
Definitions
3. For the purposes of these Terms and Conditions, unless the context clearly indicates otherwise:
a. “Designer specification”, in respect of homes, means those homes which are the subject of Coral Homes’ “Designer inclusions”. A copy of the full Designer specification may be obtained at a Coral Homes display centre or may be viewed here.
b. “Standard Inclusions” means each of the inclusions specified in paragraphs 8 and 13-22 inclusive
c. “Designer Deluxe” has the meaning given in paragraph 8 and 13-22 inclusive
d. “Single Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the following design ranges as specified in the Home Designs section of the Coral Homes website.
ii. Single Storey Homes Narrow Lot;
iii. Single Storey Homes Traditional Lot; and
iv. Acreage Homes.
e. “Two Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the “Two Storey Homes” range as specified in in the Home Designs section of the Coral Homes website.
Note that geographic restrictions apply to the availability of some two storey home designs.
f. “Ensuite”, in respect of a home, means the bathroom adjoining the master bedroom as shown in Coral Homes’ standard plans, as specified in the Home Designs section of the Coral Homes website.
g. “Bathroom” or “Bathrooms”, in respect of a home, means bathrooms, powder rooms and WC’s except for the Ensuite as defined in paragraph 3(f), as shown in Coral Homes’ standard plans and specified in the Home Designs section of the Coral Homes website.
Conditions of Promotion
4. To the maximum extent permitted by law, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.
5. Due to the continuing development of Coral Homes’ designs and products, to the maximum extent permitted by law, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
6. The Promotion is only available in respect of certain Coral Homes’ homes with the applicable inclusions’ specification and in certain geographic areas. The Promotion is not available:
a. for homes with Coral Homes’ Elegance inclusions specification; or
b. in conjunction with any other promotion, offer or inclusions specification unless otherwise approved in writing by an authorised representative of Coral Homes’ Head Office; or
c. in certain geographic areas. Please speak with your Coral Homes sales consultant to ensure availability of the Promotion and/or inclusions in respect of the location of your proposed home.
7. The Promotion shall be governed in accordance with the laws of the State or Territory in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts of that State or Territory.
Options
8. There are six (6) inclusive options available in connection to the Promotion (Options). Availability of Options will depend upon whether the home is a Single Storey “Narrow Lots”, Single Storey “Traditional Lots”, “Acreage” or “Two Storey” Home. The Options are as follows:
OPTION 1 – DESIGNER DELUXE KITCHEN
In respect of all homes:
20mm Caesarstone kitchen bench tops in colours selected from the “Coral Homes” builders standard range at time of Colour appointment. Only one (1) colour can be selected for kitchen;
One (1) laminated overhead cupboard, with two (2) doors above fridge space (a maximum of 390mm high x 300mm deep). Fridge space overhead cupboards to be positioned 1805mm from concrete floor level; and
A choice of overhead cupboards as follows:
Option A – Full Width Overhead Cupboards
Laminated ‘handle-less’ style overhead cupboards to full width above the cooktop bench. Note: Option A will include a 600mm front recirculating slideout rangehood;
OR
Option B – Two Door Overhead Cupboards
Two (2) laminated overhead cupboards, each with two (2) doors above cooktop kitchen bench – one (1) each to either side of the canopy rangehood (each a maximum size of 900mm wide x 300mm deep).
OPTION 2 – DESIGNER DELUXE KITCHEN APPLIANCES
In respect of all homes, and subject to payment of an additional amount of $999 (inclusive of GST), a choice of appliance options as follows:
Option A – Free Standing Oven
Technika TU950TME8 900mm dual fuel stainless steel freestanding cooker; and
900mm stainless steel rangehood
Note: Includes bottled gas pipework, manual regulator, connection to gas and connection of gas cooktop. Gas bottles, security deposit, gas supply pipework from reticulated main (if applicable) and metre regulator (if applicable) is to be organised and paid for by the Owner and the location of gas bottles will be as per the gas company’s regulations. The Owner is responsible to contact the gas supplier/s in their building area for confirmation of gas bottle options (ie. insitu gas bottles / exchange gas cylinders). Due to house design layout some gas bottle restrictions may apply. The Owner is to liaise with the Building Supervisor on site as to appropriate timing.
OR
Option B – Built-in Oven
Technika T948SS-5 900mm stainless steel under bench oven;
Technika 95HTSS-5 900mm frameless ceramic cooktop; and
900mm stainless steel rangehood
Note: There are up to three (3) rangehoods options, dependant on your chosen home design and overhead cupboards including:
Technika FHEE229SC9S-2 900mm stainless steel wall mounted canopy rangehood with four speeds, LED lamps and sensor touch control; or
Technika CHEM52C9S-2 900mm stainless steel wall mounted canopy rangehood, with three speed push button electric control, two halogen globes and ducted through ceiling; or
GDA GEH9017 900mm front re-circulating slideout rangehood with three speeds
OPTION 3 – DESIGNER DELUXE BATHROOM AND ENSUITE
In respect of all homes:

In respect of Single Storey Homes and subject to payment of an additional amount of $1,999 (inclusive of GST) for Single Storey Homes “Narrow Lots” and Two Storey Homes; or $2,499 (inclusive of GST) for Single Storey Homes “Traditional Lots” and “Acreage“ (being in addition to the price payable in respect of the relevant home):

9. In order to take advantage of the Promotion, you can choose any of the above Options providing all other conditions are met.
10. Further descriptions and full details of these Options, including the relevant Inclusions (as applicable) are set out in further detail below in paragraphs 13 to 19 inclusive.
11. To take advantage of the Promotion, if you are a client of Coral Homes building a home with the Designer specification, you:
a. must enter into a preliminary agreement with Coral Homes during the Promotion Period;
b. must enter into a construction contract with Designer inclusions;
c. must, in relation to Promotion, pay an amount of $2,499 in addition to the price of the chosen home design.
d. must, in relation to Option 2, pay an amount of $999 in addition to the price of the chosen home design;
e. must, in relation to Option 6, and specifically in relation to Single Storey “Narrow Lot”, “Acreage” and Two Storey homes, pay an amount of $1,999, and in relation to Single Storey “Traditional Lot” homes pay an amount of $1,999; and Two Storey Homes; or $2,499 (inclusive of GST) for Single Storey Homes “Traditional Lots” and “Acreage“ (being in addition to the price payable in respect of the relevant home);
f. must, and will be taken to, accept these terms and conditions.
Additional conditions for all Options and Inclusions:
12. You will not be given a credit for the deletion of any Inclusion. Each of the Options and Inclusions are not redeemable for cash and are not transferrable.
The Fixed Price Guarantee applies to Contracts entered into by Coral Homes Pty Ltd (ACN 011 032 929), Coral Homes Qld Pty Ltd (ACN 097 304 062), QBCC 50792 / 1014053 and NSW OFT 62084C, and Gill Constructions Pty Ltd (ACN 165 524 185), BLD 260339 (Coral Homes, our, us), subject to the terms and conditions set out in this document (Terms and Conditions).
Our Fixed Price Guarantee is intended to help you build a new home by providing certainty. Before commencing construction, Coral Homes will specify in your Contract a fixed price for the building and site works specified in the Contract. This provides you with the knowledge that there are no hidden extra costs.
Prior to construction, we will agree with you a fixed price in respect of the costs of construction of your house and associated site works in accordance with the specifications of your Contract.
Fixed Price Guarantee Terms and Conditions1. For the purposes of these Terms and Conditions:
(a) Site Works means costs of the minimum site works for compliance with building and statutory requirements which are associated with labour, material, plant hire, sewerage connection, rock excavation, stormwater connection, water connection and additional engineering requirements (apart from extra costs associated with raising building platforms/floor levels).
(b) Mandatory Items includes in respect of the site, the registered plan, contour survey, soil test, supervisor site inspection including public risk assessment, natural gas form, location of water service connection point, recycled water availability including location of connection point, telecommunication service information including location of connection point, sewer information including “as constructed” stormwater plans clearly indicating all dimensions of mains from boundaries and surface levels/invert levels of both the mains and the house connections points, stormwater information including “as constructed” stormwater plans clearly indicating all dimensions of mains from boundaries and surface levels/invert levels of both the mains and the house connection points, preliminary town planning assessment and covenant requirements and any other information as we may reasonably require.
(c) Contract refers to your New Home Construction Contract, New Home Tender and any Post Contract Variations signed prior to the commencement of the construction of your house.
2. Subject to clause 3 of these Terms and Conditions, Coral Homes represents and warrants that the costs of construction of the house and Site Works in accordance with the specification set out in the Contract will be for a fixed amount as specified in the Contract (Fixed Price Guarantee).
3. The Fixed Price Guarantee does not apply to preliminary contracts entered into before you provide the Mandatory Items to us.
4. You must promptly provide to us all required information and Mandatory Items in order for Coral Homes to provide you with a Fixed Price Guarantee.
5. These Terms and Conditions shall be governed in accordance with the law of the State in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts in that State.
6. To the extent of any inconsistencies between these Terms and Conditions and your Contract, the Contract shall prevail.
7. You are not entitled to rely on the words or conduct of Coral Homes as a waiver of any right pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Coral Homes.
8. Coral Homes reserves the right to vary, terminate or suspend the operation of the Fixed Price Guarantee offer in its absolute discretion, without notice, at any time provided that such variation, termination or suspension shall have no affect on existing building contracts at such time.

- in conjunction with any other promotion, offer or inclusions specification unless otherwise stated in writing by Coral Homes’ Head Office.

1. Promotion Period and Availability

2. Conditions of Promotion
2.1 Coral Homes reserves the right to vary, terminate, extend or suspend the operation of the Promotion in its absolute discretion and without notice.
2.2 Due to the continuing development of Coral Homes’ designs and products, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
Please Note: Some non-structural framing elements including but not limited to framing battens to cladded walls and soffit framing battens will remain timber.
2.3 Due to salt water influence, further costs which are not included in this promotion may be applicable. Coral Homes’ Head Office will obtain confirmation from the manufacturer and reserve the right to cancel this offer due to salt water influence.
2.4 Due to building in bushfire prone area requirements, further costs which are not included in this promotion may be applicable.
3. Conditions for Promotion
3.1 To take advantage of the Promotion, if you are a client of Coral Homes and building in the Promotion Regions, you must:
- enter into a preliminary agreement with Coral Homes during the Promotion Period;
- enter into a construction contract;
- and will be taken to, accept these terms and conditions; and

4.1 Steel Roof
a) The Promotion includes a roof made from COLORBOND® steel, with turbine roof ventilator/s (design specific).
b) Colour of roof to be selected from the Builder’s standard range at time of colour appointment (additional costs will apply should the owner nominate to use COLORBOND® steel Matt colours or Colorbond® Ultra steel roofing to suit coastal or industrial environments).
Note: the steel roof will be installed to conform to AS 1562.1 – 1992 Design and installation of sheet roof and wall cladding – Metal.
4.2 Steel House Frame
- The steel house frame will include frames and roof trusses made from TRUECORE® steel.
- Framing made from TRUECORE® steel to remain at 600mm stud spacings and roof truss spacings to be 1200mm.
- Minor ceiling height differences may occur dependent upon steel frame manufacturer.
4.3 Non-redeemable
You will not be given a credit for the deletion of any item in this Promotion. Each of the items are not redeemable for cash and are not transferrable.
