The ‘Lux by Elegance’ offer (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929, QBCC 50792, NSW OFT 62084C and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 1014053 (Coral Homes) subject to the terms and conditions set out in this document (Terms and Conditions).

• Promotion Period and Availability

1. Subject to these Terms and Conditions, the Promotion commences at 10:00 am on the 1st of August 2024, and is available for new home preliminary agreements entered into with Coral Homes’ Elegance Inclusions specification only, based on the applicable current price list date^. Up to $55,000 is based on the retail cost of the ‘Luxe by Elegance’ upgrades on the Atlanta 400Q for the Brisbane, Gold Coast and Sunshine Coast price list region and the Atlanta 477N for the Newcastle and Central Coast price list regions as at the 1st of August 2024. The Promotion is not to be used in conjunction with any other Coral Homes offer unless otherwise approved in writing by an authorised representative of Coral Homes.
2. The ‘Luxe by Elegance’ upgrades and Standard Inclusions may vary depending on your choice of home design. All products and selection options will be nominated by Coral Homes. Coral Homes reserves the right to alter product specifications and suppliers at any time and without notice.
3. Geographic restrictions may apply to the availability of some of the ‘Luxe by Elegance’ Standard Inclusions. Not all upgrade items in the offer are available for all home designs.
4. The promotion is only available:
   • During the Promotion Period
   • In respect of new preliminary agreements entered into:
     • between Coral Homes and retail customers;
     • in respect of those homes with the ‘Elegance specification’; and
     • based on Coral Homes’ Elegance price lists, latest price list date effective from the^ 7th of April 2025;
   • If no other promotion is entered into.

Definitions

5. For the purposes of these Terms and Conditions, unless the context clearly indicates otherwise:

• (a) “Elegance specification”, in respect of homes, means those homes which are the subject of Coral Homes’ ‘Luxe by Elegance’. A copy of the full Elegance Specification and ‘Luxe by Elegance’ brochure may be obtained at a Coral Homes display centre or may be viewed here
• (b) “Option”, means each of the inclusions and upgrades specified in paragraphs 10 to 16 inclusive.
• (c) “Single Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the following design ranges as specified in the Home Designs section of the Coral Homes website, which include:

(i) Single Storey Homes Narrow Lots;

(ii) Single Storey Homes Traditional Lots; and

(iii) Acreage Homes;

(iv) and excluding the Classic Series home designs which are only available with Classic Specification.

• (d) “Double Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the “Double Storey Homes” range as specified in the Home Designs section of the Coral Homes website, and excluding the Classic Series home designs which are only available with Classic Specification. Note that geographic restrictions apply to the availability of some double storey home designs.
• (e) “Service Region”, in respect of geography, means the region where Coral Homes builds homes constituting “Where we build” as specified on the Coral Homes website coralhomes.com.au/where-we-build.
• (f) “Standard Inclusions” of the offer means each of the inclusions specified within each region are inclusive of the Promotion;

Conditions of Promotion

6. To the maximum extent permitted by law, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.
7. Due to the continuing development of Coral Homes’ designs and products, to the maximum extent permitted by law, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
8. The Promotion shall be governed in accordance with the laws of the State or Territory in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts of that State or Territory.
9. The Promotion is only available in respect of Coral Homes’ homes with the applicable inclusions specifications. The Promotion is not available:

(i) for designs with Coral Homes’ Designer specification, Classic Specification or Classic Series (Single and Double Storey home designs): or

(ii) in conjunction with any other promotion, offer or inclusion specifications unless otherwise approved in writing by an authorised representative of Coral Homes’ Head Office: or

(iii) in certain geographic areas. Please speak with your Coral Homes Sales Consultant to ensure the availability of the Promotion/inclusion in respect of the location of your proposed home. In geographic areas outside of the Coral Homes Service Region, please speak with your Coral Homes New Home Consultant to ensure the availability of the Promotion and/or inclusions in respect of the location of your proposed home.

Options

10. There are eight (8) Options or upgrades available in connection to the Promotion (Option). Availability of Options will depend upon whether the home is a Single Storey home or Double Storey home.
11. The value of this Promotion will vary depending on your chosen home design and/or the geographic location in which the home will be constructed.
12. Up to $55,000 for Double Storey homes is based on the retail cost of the ‘Luxe by Elegance’ upgrades on the Atlanta 400Q for the Brisbane, Gold Coast and Sunshine Coast price list regions and the Atlanta 477N for the Newcastle and Central Coast price list regions as of the 1st of August 2024. ^Up to $38,000 for Single Storey homes is based on the Highlands 385Q for the Brisbane, Gold Coast and Sunshine Coast price list regions and the Lisbon 263N for the Newcastle and Central Coast price list regions as of 1st of August 2024. The average value of the inclusions in the Offer is $40,120.30 for a Single Storey home in Queensland and $39,323.95 for a Single Storey home in New South Wales. The average value of the inclusions in the Offer is $50,340.57 for a Double Storey home in Queensland and $50,122.29 for a Double Storey home in New South Wales. The price shown is in addition to the Elegance Inclusions price of the chosen home design.
13. Excluding Classic Series home designs, in respect of Single Storey homes, Narrow Lots, Traditional, and Acreage lots, the ‘Luxe by Elegance’ promotion is included at no extra cost (being in addition to the price payable in respect of the relevant home).
14. Excluding Classic Series home designs, in respect of Double Storey homes, the ‘Luxe by Elegance’ promotion is included at no extra cost (being in addition to the price payable in respect of the relevant home).
15. You will not be given a credit for the deletion of any Option. Each of the Options are not redeemable for cash and are not transferable.
16. Descriptions and full details of the Options (as applicable) are set out in further detail below:

Option 1 – Ducted Air Conditioning In respect of all homes:

• (a) The air conditioner unit size will be determined by Coral Homes and varies depending on the choice of home design. The size of unit, zones and outlets are determined by Coral Homes and include an isolating switch. All Daikin air conditioning systems which may be included in this Promotion consist of 4 zones and include a standard inverter.
• (b) To the maximum extent permitted by law, Coral Homes gives no guarantee, warranty or representation in respect of any air conditioning provided in connection with this Promotion. You may have consumer guarantees under the Australian Consumer Law that may apply. Further, Daikin provides a 5-year warranty on the air conditioning unit and control. You should refer to the Daikin website for more information.
• (c) The Promotion ducted air conditioning option is based on a 6m setback and underground power being available to the site. If the system requires an upgrade to three (3) phase power this is included in the Promotion. For further details and specifications of ducted air conditioning available for these Inclusions, please liaise with your Coral Homes New Home Consultant.
• (d) For designs with larger air conditioning units positioned close to neighbouring properties, Coral Homes recommend positioning the outdoor unit a minimum of six (6) metres from the boundary. In cases where six (6) metres is not possible or practical, Coral Homes recommend smaller double unit systems, additional costs apply. Coral Homes accepts no responsibility over any disputes regarding noise generated from this system.

Option 2 – Upgraded Foundation In respect of all homes:

For this Option, the concrete slab will be made to suit up to ‘M’ Class soil classification. Your standard site works will encompass the provision of drainage gullies, connections, temporary fencing and earthworks up to 500mm of combined cut and fill (region and lot specific).</9>

Please Note: For Coffs Harbour, Newcastle, Central Coast, Sydney and Hervey Bay price list regions whereby ‘M’ Class soil classification forms part of the standard inclusion, this option is not applicable. A credit is not provided for this ‘Upgraded Foundation’ Option in these cases.

Option 3,4, & 5 – Carpet, Tiling or Timber-Look Flooring In respect of all homes:

• 3 – Upgraded Carpet Option

For this Option, the carpet to areas of the home will be as nominated on Coral Homes’ standard floor covering layouts. You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. If you choose this Inclusion:

• (a) the carpet must be selected from the ‘Park Regis’ or ‘Hawk’s Bay’ range of carpets;
• (b) the carpet includes 10mm foam underlay; and
• (c) you must nominate the carpet colour at the time of your colour appointment.
• (d) Exposure to direct sunlight can cause discolouration to some carpet products. This is not covered by the builder’s or manufacturer’s warranty.

• 4 – Ceramic Floor Tiling Option

For this Option, the floor tiling to main floors (which you may select from the Builder’s specified range) will be as nominated on Coral Homes’ standard floor covering layouts. You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. If you choose this Inclusion:

• (a) tiling will be plain straight laying pattern only;
• (b) the floor tiles available for the Tiling Inclusion may be selected from the Builder’s standard range of up to 600mm x 600mm pressed-edge glazed ceramic tiles;
• (c) includes ‘Score and Snap’ tiles only.

Additional costs will apply for the following:

1. • (i) Larger tiles/tile variations outside of Coral Homes nominated tiles.
   • (ii) Laying costs per square metre for any rectified edge floor tiles (porcelain / vitrified etc.). This will be charged by Coral Homes to the Owner by way of Variation to Contract.
   • (iii) Alignment of floor tiling grout lines to other areas. Should you wish for floor tiling grout to align further charges apply; and for any floor tiles you select that require diamond blade cutting.
   • (iv) Floor tiling to under stairs void or storage area (where applicable).

• 5 – Timber-Look Laminate Flooring Option (in lieu of tiles to main floors)

For this Option, the Timber-Look laminate flooring to main floors (which you may select from the ‘Wood Effects Essentials’ range of ‘Timber-Look’ laminate flooring) will be as nominated on Coral Homes’ standard floor covering layouts. You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. If you choose this Inclusion:

• (a) laminate flooring will have expansion joints installed at the manufacturer’s discretion if required. Where Laminate flooring continues through door thresholds (i.e. from hallways to bedrooms), there will typically be an expansion joint required at this location. Expansion joint colouring will not necessarily be colour-matched to the flooring selection.
• (b) Scotia will be installed at the base of all kitchen cabinetry.
• (c) Timber-look laminate is not included under stairs or to upper floor areas on double storey homes.
• (d) Exposure to direct sunlight can cause discolouration to some laminate or hybrid flooring products. This is not covered by the builder’s or manufacturer’s warranty.

Please Note: Main floor areas for this Option are nominated on Coral Homes’ standard floor covering layouts.

Option 6 – Additional Lighting In respect of all homes:

1. • (a) Up to thirty (30) LED downlights to the entry, hallway, pantry, dining & kitchen (design specific). In the case where the home design chosen has less than 30 light points, the number of downlights will be based on the number of lights in the standard plan.
   • (b) You must nominate the placement of these downlights at the time of your electrical selections appointment.
   • (c) All products and selection options will be nominated by Coral Homes. Coral Homes reserves the right to alter product specifications and suppliers at any time and without notice.

Option 7 & 8 – Statement Staircase or Hamptons Staircase In respect of Double Storey homes, Options 7 & 8 provide the choice of a Statement Staircase upgrade or a Hamptons Staircase upgrade. The following upgrades apply to the standard Statement Staircase specification, including:

1. • COVER – Carpet cover grade
   • BALUSTRADE – Timber-stained posts and handrail with glass inserts
   • OTHER – Timber-stained first tread and riser with painted stringers.

The following upgrades apply to the Hamptons Staircase specification, including:

1. • COVER – Carpet cover grade
   • BALUSTRADE – Painted timber posts and balusters with stained timber handrail
   • OTHER – Timber-stained first tread and riser with painted stringers.

Please Note: A credit is not provided for the staircase option when selecting a Single Storey home design.

Option 9 – Dulux Wash&Wear® Paint For this Option, the internal walls will have Dulux Wash&Wear® Matt Paint (matte finish) applied as an upgrade to our standard paint option. Additional Terms:

17. ^The Promotion is available on all house and land, fixed site costs and standard order projects for new customers and new home preliminary agreements only entered from 10:00 am on the 7th of April 2025.
18. A Price Lock or additional Price Lock months cannot be added after the new home preliminary agreement has been entered into.
19. Tender or contract must be ordered within 28 days of deposit.
20. The Promotion is not available to existing customers. Existing customers cannot move to the 7th of April 2025 price list and take advantage of any of the Promotion Options.
21. To ensure the Promotion can be received, all contracts must be signed within 14 calendar days of issue by Coral Homes, and a 5% deposit fully paid at the time of contract signing (after contract has been issued by Coral Homes).
22. Customers will have 210 days from the initial deposit to the site start request date plus any applicable price lock days from the date of the signed preliminary agreement to complete all tasks to satisfy the terms of the contract to enable site start to be issued. All contract terms must be met prior to the issue of a site start date.
23. Coral Homes will not be held responsible for any time delays due to pending National Construction Code (NCC) changes including but not limited to ‘Energy Efficiency’ and ‘Accessible Housing’. Coral Homes reserves the right to suspend the operation of the Price Hold Promotion in its absolute discretion and without notice should changes to the NCC take effect.
24. If there is any inconsistency between these terms and conditions and any other published information in relation to the Promotion, these terms and conditions will prevail to the extent of the inconsistency.
25. This Promotion and the provision of any benefit under this Promotion is not transferable.
26. You will not be given a credit for the deletion of any Standard Inclusion. Each of the Options and Standard Inclusions are not redeemable for cash and are not transferrable.
27. Coral Homes may collect personal information about you for the purposes of the Promotion which will be maintained in accordance with applicable laws.
28. The terms of the Privacy Policies applicable to Coral Homes apply to this Promotion.
29. Coral Homes and each of its related bodies corporate, directors, officers, employees, contractors and/or consultants disclaim all liability for any loss or damage which is suffered or sustained by you or any third party arising out of or in connection with the Promotion except to the extent such loss or damage has been caused by the unlawful or negligent act or omission of any of them.
30. If any part of these terms and conditions are determined to be invalid, unlawful or unenforceable for any reason then that part, to the extent of the invalidity, unlawfulness or unenforceability, will be severed from the rest of the terms and conditions and the remaining terms and conditions will continue to be valid and enforceable to the fullest extent permitted by law.
31. Please speak with your Coral Homes sales consultant to ensure the availability of the Promotion and/or permitted changes in respect of the location of your proposed home.
32. Without limiting any other provision of these Terms and Conditions, Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion at any time before you enter into an agreement for Coral Homes’ and without notice to you.

The ‘Elegance High Ceilings Offer’ (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929, QBCC 50792, NSW OFT 62084C and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 1014053 (Coral Homes) subject to the terms and conditions set out in this document (Terms and Conditions).

1. Promotion Period, Availability and Conditions
   • • 1.1. Subject to these terms and conditions, the Promotion is effective for deposits received after 10:00 am on the 7th of April 2025 for customers selecting Elegance Inclusions only and continues until 11:59 pm 27th of April 2025, unless otherwise stated, at such time as the Promotion is terminated, cancelled, or suspended by Coral Homes in its absolute discretion (Promotion Period).
     • 1.2. The Promotion is available to customers within all Coral Homes Build Regions, as determined by Coral Homes. The Promotion is only available during the Promotion Period in respect of new preliminary agreements entered into with Coral Homes during the time the promotion is offered.
     • 1.3. The Promotion provides for 2740mm high ceilings to single storey or ground floor levels of double storey homes in lieu of standard heights.
     • 1.4. The Promotion price includes to increase the existing brickwork above front elevation window and door openings, excluding infill panel above the garage door which will have standard painted fibre cement panels above.
     • 1.5. For Double Storey Homes, all remaining ground floor level side and rear elevation window and door openings will remain with brickwork above.
     • 1.6. For Single Storey Homes, all remaining side and rear elevation window and door openings will have painted fibre cement infill panels above as standard.
     • 1.7. Window and door openings over 3610mm wide, hex/bay and/or corner window configurations (if applicable) will have standard painted fibre cement panels above.
     • 1.8. Price is based on either the Luxe by Elegance Statement Staircase option or the Hamptons Staircase option being chosen. Additional costs apply for alternative staircase types and/or selections.
     • 1.9. Price is based on Designer Facade. Additional costs apply for other Facade options and/or design modifications that alter the footprint of the ground floor level.
     • 1.10. No allowance has been made for items including but not limited to wind ratings above standard, relaxation applications, building envelope, building height requirements or other local authority requirements that could be applicable for this ceiling height. Any additional costs will be incurred by the Owner.
     • 1.11. The ‘Elegance High Ceilings Offer’ (Promotion) is not to be used in conjunction with any other elegance upgrade promotion.
     • 1.12. Coral Homes reserves the right to vary, terminate, extend or suspend the operation of the Promotion in its absolute discretion and without notice.
     • 1.13. Due to the continuing development of Coral Homes’ designs and products, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

• 2. Promotional Offer
     • 2.1. To take advantage of the Promotion, if you are a client of Coral Homes and building in the Promotion Regions, you must:
  • • • enter into a preliminary agreement with Coral Homes during the Promotion Period;
      • select Elegance Inclusions as your specification in accordance with these conditions;
      • enter into a construction contract;
      • and will be taken to accept these terms and conditions.

The “Designer Inclusions Elevated Upgrades” offer (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929, QBCC 50792, NSW OFT 62084C and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 1014053 (Coral Homes) subject to the terms and conditions set out in this document (Terms and Conditions).

• Promotion Period and Availability

1. Subject to these Terms and Conditions, the Promotion commences at 10:00 am on the 7th of April 2025, and is available for new home preliminary agreements entered into with Coral Homes’ Designer Inclusions specification only, based on the applicable current price list date^ .The Promotion is not to be used in conjunction with any other Coral Homes offer unless otherwise approved in writing by an authorised representative of Coral Homes.

3. Geographic restrictions may apply to the availability of some of the Designer Standard Inclusions. Not all upgrade items in the offer are available for all home designs.

   • During the Promotion Period
   • In respect of new preliminary agreements entered into:
     • between Coral Homes and retail customers;
     • in respect of those homes with the ‘Designer specification’; and
     • based on Coral Homes’ Designer price lists, latest price list date effective from the^7th of April 2025;
   • If no other promotion is entered into.

Definitions

5. For the purpose of these Terms and Conditions, unless the context clearly indicates otherwise:
   • (a) “Bathroom” or “Bathrooms”, in respect of a home, means bathrooms, powder rooms and WC’s except for the Ensuite as defined in paragraph 5(d), as shown in Coral Homes’ standard plans and specified in the Home Designs section of the Coral Homes website.
   • (b) “Designer specification”, in respect of homes, means those homes which are the subject of Coral Homes’ “Designer inclusions”. A copy of the full Designer specification may be obtained at a Coral Homes display centre or may be viewed here.
   • (c) “Double Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the “Double Storey Homes” range as specified in the Home Designs section of the Coral Homes website, and excluding the Classic Series home designs which are only available with Classic Specification.
   • (d) “Ensuite”, in respect of a home, means the bathroom adjoining the master bedroom as shown in Coral Homes’ standard plans, as specified in the Home Designs section of the Coral Homes website.
   • (e) “Option” has the meaning given in paragraph 9.
   • (f) “Elevated Upgrades Bonus Bundle 1: Flooring Essentials – Carpet and Tiles, or Carpet and Laminate”, “Elevated Upgrades Bonus Bundle 2 – 2550mm High Ceilings”, “Elevated Upgrades Bonus Bundle 3 – European Inspired 900mm Stainless Steel Kitchen Appliances” mean those Options specified in paragraphs 10, 11 and 12.
   • (g) “Narrow Lot“, in respect of Coral Homes house designs, means any Lot with a width of 12.5 metres or less, as determined by Coral Homes’ site requirements and guidelines, and as referenced in our Price Lists.
   • (h) “Standard Inclusions” of the offer means each of the inclusions specified within each region are inclusive of the Promotion;
   • (i) “Single Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the following design ranges as specified in the Home Designs section of the Coral Homes website, which include:
     • • Single Storey Homes Narrow Lot;
       • Single Storey Homes Traditional Lot: and
       • Acreage Homes;
       • and excluding the Classic Series home designs which are only available with Classic Specification.
   • (j) “Service Region”, in respect of geography, means the region where Coral Homes builds homes constituting “Where we build” as specified on the Coral Homes website coralhomes.com.au/where-we-build.

Conditions of Promotion

5. To the maximum extent permitted by law, if terms stipulated by Coral Homes are not met by the customer, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.
6. Due to the continuing development of Coral Homes’ designs and products, to the maximum extent permitted by law, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

     • (ii) In conjunction with any other promotion, offer or inclusion specifications unless otherwise approved in writing by an authorised representative of Coral Homes’ Head Office: or
     • (iii) In certain geographic areas. Please speak with your Coral Homes Sales Consultant to ensure availability of the Promotion/inclusion in respect of the location of your proposed home.

Options – Elevated Upgrades Bonus Bundles

9. There are three (3) options available under the Elevated Upgrades Bonus Bundles Promotion (“Promotion”). Availability and pricing depend on the home type:
   • Single Storey “Narrow Lot”; or
   • Single Storey “Traditional Lot,” or “Acreage”; or
   • Double Storey homes.
   The Promotion is only available in specific regions, and pricing varies based on home design type.
10. Elevated Upgrades Bonus Bundle 1: Flooring Essentials – Carpet and Tiles, or Carpet and Laminate

• (a) Prices shown are only applicable for new home preliminary agreements entered into from 10:00 am on the7th of April 2025.
• (b) Due to the continuing development of Coral Homes’ designs and products, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice

10.1. Carpet: For this Flooring Essential Bonus Bundle option, the carpet to areas of the home will be as nominated on Coral Homes’ standard floor covering layouts (Design Specific) from builders’ standard range. Carpet Selection:

• • (a) Choose from the builders’ standard ‘Rumble’ range at the time of your colour appointment.
  • (b) You may choose from [6] six colours (subject to change).
  • (c) Colour availability may change without notice.
  • (d) Includes 7mm foam underlay.

10.2. Ceramic Tiles Option: For this Flooring Essential Bonus Bundle option, the tiling to areas of your home are to the main floor areas only (Design Specific). You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. Tile Selection:

• • (a) 450mm × 450mm ceramic tiles from the builders’ standard range to main floor areas only (as nominated by Coral Homes)
  • (b) Exclusions: This offer does not include rectified edge, ceramic, vitrified tiles or tiles exceeding 450mm × 450mm.
  • (c) Based on plain straight laying pattern only (with builders’ standard grout colours).

10.3 Timber-Look Laminate Flooring Option: (in lieu of tiles to main floors)

For this Flooring Essential Bonus Bundle option, the Timber-Look laminate flooring to main floors (which you may select from the ‘Wood Effects Essentials’ range of ‘Timber-Look’ laminate flooring) will be as nominated on Coral Homes’ standard floor covering layouts. You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. Laminate Selection:

• • (a) Choose from the builders’ standard ‘Wood Effects Essentials’ range at the time of your colour appointment.
  • (b) Expansion joints will be installed at the manufacturer’s discretion. Expansion joints will be required in door thresholds (e.g., hallways to bedrooms) and may not necessarily be colour-matched to the flooring selection.
  • (c) Scotia will be installed at junction where kickboards, kitchen base cabinetry and skirting meets laminate flooring.

Conditions of Entry

13. To take advantage of the Promotion, if you are a client of Coral Homes building a “Single Storey Home” or “Double Storey Home” with Designer specification, you:
    • must enter into a preliminary agreement with Coral Homes during the Promotion Period;
    • must specify your choice of any upgrade option(s) available within your region.
    • must promptly enter into a construction contract for a Coral Homes Home with Designer inclusions;
    • must, and will be taken to, accept these terms and conditions.

Additional Terms:

14. The Promotion is available on all house and land, fixed site costs and standard order projects for new customers only entered from 10:00 am on the 7th of April 2025 and continues until 11:59 pm on the 27th of April 2025 or such time as the Promotion is otherwise terminated, cancelled, or suspended by Coral Homes in its absolute discretion (Promotion Period). .
15. A Price Lock or additional Price Lock months cannot be added after the new home preliminary agreement has been entered into.
16. Tender or contract must be ordered within 28 days of deposit.
17. The Promotion is not available to existing customers. Existing customers cannot move to the 7th of April 2025 pricelist and take advantage of any of the Promotion Options.
18. To ensure the Promotion can be received, all contracts must be signed within 14 calendar days of issue by Coral Homes, and a 5% deposit fully paid at time of contract signing (after contract has been issued by Coral Homes).
19. Customers will have 210 days from initial deposit to the site start request date plus any applicable price lock days from the date of the signed preliminary agreement to complete all tasks to satisfy the terms of the contract to enable site start to be issued. All contract terms must be met prior to the issue of a site start date.
20. Coral Homes will not be held responsible for any time delays due to pending National Construction Code (NCC) changes including but not limited to ‘Energy Efficiency’ and ‘Accessible Housing’. Coral Homes reserves the right to suspend the operation of the Price Hold Promotion in its absolute discretion and without notice should changes to the NCC take effect.
21. If there is any inconsistency between these terms and conditions and any other published information in relation to the Promotion, these terms and conditions will prevail to the extent of the inconsistency.
22. This Promotion and the provision of any benefit under this Promotion is not transferable.
23. You will not be given a credit for the deletion of any Standard Inclusion. Each of the Options and Standard Inclusions are not redeemable for cash and are not transferrable.
24. Coral Homes may collect personal information about you for the purposes of the Promotion which will be maintained in accordance with applicable laws.
25. The terms of the Privacy Policies applicable to Coral Homes apply to this Promotion.
26. Coral Homes and each of its related bodies corporate, directors, officers, employees, contractors and/or consultants disclaim all liability for any loss or damage which is suffered or sustained by you or any third party arising out of or in connection with the Promotion except to the extent such loss or damage has been caused by the unlawful or negligent act or omission of any of them.
27. If any part of these terms and conditions are determined to be invalid, unlawful or unenforceable for any reason then that part, to the extent of the invalidity, unlawfulness or unenforceability, will be severed from the rest of the terms and conditions and the remaining terms and conditions will continue to be valid and enforceable to the fullest extent permitted by law.
28. Please speak with your Coral Homes sales consultant to ensure the availability of the Promotion and/or permitted changes in respect of the location of your proposed home.
29. Without limiting any other provision of these Terms and Conditions, Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion at any time before you enter into an agreement for Coral Homes’ and without notice to you.

The “Classic Series – Classic Inclusions” offer (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929, QBCC 50792, NSW OFT 62084C and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 1014053 (Coral Homes) subject to the terms and conditions set out in this document (Terms and Conditions).

• Promotion Period and Availability
  1. Definitions

1. 4. For the purpose of these Terms and Conditions, unless the context clearly indicates otherwise:
      • (a) “Bathroom” or “Bathrooms”, in respect of a home, means bathrooms and WC’s except for the Ensuite as defined in paragraph (4b), as shown in Coral Homes’ Classic Series plans as specified on the Coral Homes website.
      • (b) “Ensuite”, in respect of a home, means the bathroom adjoining the master bedroom as shown in Coral Homes’ Classic Series plans, as specified on the Coral Homes website.
      • (c) “Classic Specification”, in respect of homes, means those homes which are the subject of Coral Homes’ ‘Classic inclusions’. A copy of the full Classic specification may be obtained at a Coral Homes display centre or can be viewed online (insert URL).
      • (d) “Standard Inclusions” of the offer means each of the inclusions specified within each region are inclusive of the Promotion;
      • (e) “Upgrade Packs” of the offer means a range of upgrades are available for selection at an additional charge during the Promotion;
      • (f) “Single Storey Homes”, in respect of a home, means Coral Homes home designs within the Classic Series as specified on the Coral Homes website.
      • (g) “Double Storey Homes”, in respect of a home, means Coral Homes home designs within the Classic Series as specified on the Coral Homes website. Note that geographic restrictions apply to the availability of some Double Storey home designs.
      • (h) “Classic Series Internal Colour Schemes” of the offer refers to the pre-selected interior colour schemes: ‘Tide’, ‘Oasis’, ‘Rustic’ and ‘Urban’ as specified on the Coral Homes website.
      • (i) “Classic Series External Colour Schemes” of the offer refers to the pre-selected exterior colour schemes: ‘Harbour’, ‘Horizon’, ‘Alpine’, ‘Magnolia’ and ‘Twilight’ as specified on the Coral Homes website.

  Conditions of Promotion

1. 5. To the maximum extent permitted by law, if terms stipulated by Coral Homes are not met by the customer, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.
   6. Due to the continuing development of Coral Homes’ designs and products, to the maximum extent permitted by law, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
   7. The Promotion shall be governed in accordance with the laws of the State or Territory in which your home is being constructed or is to be constructed. You agree to submit to the non-exclusive jurisdiction of the courts of that State or Territory.
   8. The Promotion is only available in respect of certain Coral Homes’ homes with the applicable inclusions’ specification and in certain geographic areas.
   9. The Promotion is not available:
      • (i) For homes with Coral Homes’ Designer inclusions or Elegance inclusions specifications; or
      • (ii) In conjunction with any other promotion, offer or inclusion specifications unless otherwise approved in writing by an authorised representative of Coral Homes’ Head Office; or
      • (iii) In certain geographic areas, for Knock Down Rebuild Projects or on Acreage sites.
   10. Please speak with your Coral Homes New Home Consultant to ensure availability of the Promotion/inclusion in respect of the location of your proposed home.

   13. Classic Series – Classic Inclusions cannot be used in conjunction with any other offer/promotion unless otherwise approved in writing by an authorised representative of Coral Homes Head Office. The only permitted Changes to the home or home design will be in respect of:
       • (a) addition of a Façade option.
       • (b) addition of a Design option/s;
       • (c) addition of a Classic option/s;
       • (d) Otherwise, no Changes to the home shall be permitted.

  Upgrade Packs

1. 14. In respect to all Classic Series home designs, Upgrade Packs relate to the range of upgrades referenced below. Upgrade packs are available at an additional cost to the Classic Standard Inclusions and can be selected through your Coral Homes New Homes Consultant.

14.1. Classic Kitchen Upgrades

For this Upgrade Pack, the following items will be upgraded in your Classic Series home design for the price specified in the Upgrade Pack offer:

• • • (i) 20mm thick Caesarstone (Crystalline Silica-Free) with matching 20mm edge to kitchen bench tops in colours selected from the Classic Series Internal Colour Schemes.
    • (ii) Laminated overhead cupboards to full width of cooktop bench with ‘handle less’ push to open doors. Base cabinetry includes handles as noted in Classic Series Internal Colour Schemes. Price includes to provide a 700mm stainless steel Technika TUR70S 700mm concealed under-mount rangehood.
    • (iii) Laminated overhead cupboard, with two (2) doors above fridge space. Overhead cupboards to be positioned 1900mm from concrete floor level. Maximum height of fridge to be 1850mm. Includes ‘handle less’ push to open doors.
    • (iv)16mm recessed shadowline to kitchen island bench and kitchen cooktop bench.
    • (v) Up to two (2) 16mm thick x 900mm wide extended Laminated ‘waterfall look’ gable ends to kitchen Island bench (colour to match kitchen island base cabinetry).
    • (vi) Soft close cupboard door hinges and soft close drawer adaptors to all standard kitchen under bench cupboards.

 

14.2. Classic Kitchen Appliance Upgrades

For this Upgrade Pack, the following items will be upgraded in your Classic Series home design for the price specified in the Upgrade Pack offer:

• • • (i) 900mm wide stainless steel Technika T948SS-6 stainless steel electric under bench oven.
    • (ii) 900mm wide frameless ceramic cooktop Technika 95HTSS-5 frameless black ceramic glass cooktop.
    • (iii) If [14.1 CLASSIC KITCHEN UPGRADES] is not chosen, a 900mm stainless steel (Push Button) Technika CHEM52C9S-5 wall mounted canopy rangehood (ducted externally) will be provided.

Appliances are subject to availability. Where these appliances are not available, Coral Homes will provide a suitable alternative.

14.3. Classic Bathroom and Laundry Upgrades

For this Upgrade Pack, the following items will be upgraded in your Classic Series home design for the price specified in the Upgrade Pack offer:

• • • (i) 20mm Caesarstone® (Crystalline Silica-Free) benchtop with custom designed wall hung hinged door vanity units to ensuite, bathroom and powder room (where applicable). Cabinetry colours, finishes and handles to be selected from the Classic Internal Colour Schemes.
    • (ii) Shower screen to be semi-frameless clear laminated glass enclosures with a pivot door to the ensuite, bathroom and powder room (where applicable).
    • (iii) Provide a post formed laminated bench top with 760mm long x 600mm deep cupboards under with a 45 litre stainless steel single bowl drop-in tub to the laundry in lieu of standard. Price includes additional splashback tiling as required to be selected from the Classic Series Internal Colour Schemes.
    • (iv) Soft close cupboard door hinges to laundry under bench cupboards only. (Refer to Builders working drawings for details).

14.4. 2550mm High Ceilings

For this Upgrade Pack, 2550mm high ceilings will be as nominated on Coral Homes’ Classic Series Single Storey Homes and lower floor of Double Storey Homes for the price specified in the Upgrade Pack offer.

• • • (i) High ceiling areas to be nominated by Coral Homes.
    • (ii) Price includes to provide galvanised steel lintel bars supporting brickwork above any window/s, entry door and sliding door/s openings to the front elevation of the home only (excluding above garage door and window/door openings over 3200mm wide or corner window configurations (design specific) which will remain painted fibre cement panels above). Window and door openings to other elevations to have painted fibre cement infill panels above. Note: Standard ceiling height is 2400mm high.

14.5. Classic Grand Entry Upgrade

• • • For this Upgrade Pack, a Hume 2040mm high x 1200mmm wide external hinged door with clear glazing will be nominated in lieu of standard. Please Note: Door model as noted in the Classic Series Internal Colour Schemes.

14.6. Classic Flooring Pack

Carpet:

For the Classic Flooring Option of Carpet and Tiles or Carpet and Laminate, the carpet to areas of the home will be as nominated on Coral Homes’ standard floor covering layouts for the price specified in the Flooring Pack offer. You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. If you choose this option:

• • • (i) Flooring colour choice will be dependent on the Classic Series Internal Colour Scheme selected.
    • (ii) Colour availability is subject to change without notice.
    • (iii) The carpet includes 7mm foam underlay
    • (iv) Exposure to direct sunlight can cause discolouration to some carpet products. This is not covered by the builder’s or manufacturer’s warranty.

Ceramic Tiles:

For the Classic Flooring Option of Carpet and Tiles, the floor tiling to main floors will be as nominated on Coral Homes’ standard floor covering layouts for the price specified in the Flooring Pack offer. You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. If you choose this option:

• • • (i) Floor tiles are 450×450 ceramic tiles to main floor areas only (as nominated by Coral Homes)
    • (ii) Flooring colour choice will be dependent on the Classic Series Internal Colour Scheme selected.
    • (iii) Colour availability is subject to change without notice.
    • (iv) Based on plain straight laying pattern only (with builders’ standard grout colours).

Laminate Flooring:

For the Classic Flooring Option of Carpet and Laminate, the laminate flooring to main floors will be as nominated on Coral Homes’ standard floor covering layouts for the price specified in the Flooring Pack offer. Where Laminate flooring continues through door thresholds (i.e. from hallways to bedrooms), there will typically be an expansion joint required at this location.     • (ii) Scotia will be installed at the base of all kitchen cabinetry and against skirtings. Scotia bead colour to be closest available match to colour of flooring.

1. *The ‘Lock in your price’ offer applies to Preliminary Agreements prepared by Coral Homes based on the 7th of April 2025 price list or later and is available with Coral Homes’ Designer and Elegance specifications only in the Brisbane, Gold Coast and Sunshine Coast price list regions only (as specified by Coral Homes) and continues until 11:59pm 27th of April 2025, unless otherwise stated, at such time as the Promotion is terminated, cancelled, or suspended by Coral Homes in its absolute discretion. (Promotion Period). Single Storey and Acreage included for a limited time refers to the price to pay ($0) for price lock for Narrow Lot, Traditional and Acreage home designs (region specific). Double Storey included for a limited time only refers to the price to pay ($0) for price lock for Double Storey home designs (region specific).

2. Subject to clause 3 of these Terms and Conditions, Coral Homes represents and warrants that the costs of construction of the house and Site Works in accordance with the specification set out in the Contract will be for a fixed amount as specified in the Contract (Fixed Price Guarantee).
3. The Fixed Price Guarantee does not apply to preliminary contracts entered into before you provide the Mandatory Items to us.
4. You must promptly provide to us all required information and Mandatory Items in order for Coral Homes to provide you with a Fixed Price Guarantee.
5. These Terms and Conditions shall be governed in accordance with the law of the State in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts in that State.
6. To the extent of any inconsistencies between these Terms and Conditions and your Contract, the Contract shall prevail.
7. You are not entitled to rely on the words or conduct of Coral Homes as a waiver of any right pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Coral Homes.
8. Coral Homes reserves the right to vary, terminate or suspend the operation of the Fixed Price Guarantee offer in its absolute discretion, without notice, at any time provided that such variation, termination or suspension shall have no affect on existing building contracts at such time.

2. Where the home is:
   • (a) a Single Storey home, there must be no more than 18 (eighteen) changes to the Standard Design for the home (including those specified in the price of the home and land package)
   • (b) a Double Storey home, there must be no more than 18 (eighteen) changes to the Standard Design for the home (including those specified in the price of the home and land package)

3. For the purposes of clause 2, any Changes to the home which arise from any promotions of Coral Homes made available from time to time in respect of the home or home design shall not be included in the calculation of the number of Changes.
4. Subject to clauses 2 and 3, the only permitted Changes to the home or home design of a structural nature will be in respect of:

• • (a) changes to the pitch of the roof for the home;
  • (b) adding or deleting eaves for the home;
  • (c) building the home to boundary walls for the block on which the home is built;
  • (d) having higher ceilings than the standard for the home;
  • (e) allowing for under eave bulkheads for the home where it is a single storey home only;
  • (f) addition of a façade option to the home;
  • (g) use of a steel frame for the home;
  • (h) using integrated slabs in respect of the home; or
  • (i) any current display home option without further reconfiguration.

Otherwise, no structural Changes to the home shall be permitted.

5. Other than in connection with those Changes contemplated by clause 4 and subject at all times to clause 6, there must be:

• • (a) no Changes to the building footprint for the home; and
  • (b) no reconfiguring of the standard plan for the home.

6. The Changes contemplated by clause 4 will not be permitted by way of a variation to your building contract with Coral Homes after such building contract has been signed by all parties.
7. You must promptly provide to us all required information and mandatory items in order for Coral Homes to prepare your quotation; this includes:

• (a) Disclosure documentation
• (b) Plan of Development or building envelope
• (c) Acoustic reports
• (d) Bushfire reports
• (e) Covenants

8. Subject to these Terms and Conditions being met, Coral Homes will provide a fixed price quotation for your home and land package.
9. The Promotion is not available to existing customers. Existing customers cannot move to the 4th of November 2024 pricelist and take advantage of the Promotion Options.
10. To ensure the Promotion can be received, all contracts must be signed within 14 calendar days of issue by Coral Homes, and a 5% deposit fully paid at time of contract signing (after contract has been issued by Coral Homes).
11. Customers will have 210 days from initial deposit to the site start request date from the date of the signed preliminary agreement to complete all tasks to satisfy the terms of the contract to enable site start to be issued. All contract terms must be met prior to the issue of a site start date.
12. Acceptance of the quotation will be in the form of a signed Preliminary Agreement at which time you will be required to pay an initial deposit so that Coral Homes can conduct testing on your block. Please refer to your New Home Consultant regarding the amount required for the initial deposit in your region, and for further conditions surrounding your Preliminary Agreement. 15. Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion at any time and without notice to you prior to you entering into a contract with Coral Homes.

17. These Terms and Conditions shall be governed in accordance with the law of the State in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts in that State.
18. These Terms and Conditions constitute the entire agreement between Coral Homes and you in respect of the Promotion. Any change or variation to these Terms and Conditions must be in writing.
19. You must not assign or otherwise deal with these Terms and Conditions or any rights or obligations under these Terms and Conditions, without the prior written consent of Coral Homes.
20. You are not entitled to rely on the words or conduct of Coral Homes as a waiver of any right pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Coral Homes.
21. All notices given in connection with these Terms and Conditions may be given by personal delivery, certified mail, e-mail, facsimile or any other customary means of communication.
22. If any provision of these Terms and Conditions is invalid under the law of any jurisdiction, the provision is enforceable in that jurisdiction to the extent that it is not invalid, whether it is in severable terms or not. This clause does not apply where enforcement of the provision of these Terms and Conditions in accordance with this clause would materially affect the nature or effect of the parties’ obligations under these Terms and Conditions.
23. In these Terms and Conditions a reference to a clause is a reference to a clause of these Terms and Conditions.
24. Due to the continuing development of Coral Homes’ designs and products, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

Energy efficiency inclusions have been based on modelling completed on Single and Double Storey homes located in various locations and orientations. No allowance has been made for site-specific window and door glazing upgrades. The Energy Efficiency inclusions are intended to be a baseline level only and will require additional changes to suit location, framing type, roof/wall materials, roof/wall/window/door colours, and orientation of the home. Coral Homes recommend using light colours to roof/wall/window/doors with solar absorptance ratings of 0.40 or less in the Tweed, Ballina / Lismore / Byron, Coffs Harbour, Pricelist area/s. The use of medium or dark colours with absorptance ratings of 0.40 or more will likely require higher costs for additional items to achieve whole of house and 7-star energy rating compliance when compared to light colours in the Tweed, Ballina / Lismore / Byron, Coffs Harbour Pricelist area/s. Once the official energy assessment has been completed any further requirements will be charged to the customer by way of Variation.

The “Render and Paint Finish” offer (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929, QBCC 50792, NSW OFT 62084C and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 1014053 (Coral Homes) subject to the terms and conditions set out in this document (Terms and Conditions).

1. Promotion Period, Availability and Conditions
   • 1.1. Subject to these terms and conditions, the Promotion is effective for deposits received after 10:00 am on the 7th of April 2025 for customers selecting either Designer Inclusions or Elegance Inclusions only and continues until 11:59 pm 27th of April 2025, unless otherwise stated, at such time as the Promotion is terminated, cancelled, or suspended by Coral Homes in its absolute discretion (Promotion Period).
   • 1.2. The Promotion is only available to the first 15 customers who deposit within the Promotion Period within the Brisbane, Gold Coast and Sunshine Coast Price List regions, as determined by Coral Homes. The Promotion is only available during the Promotion Period in respect of new preliminary agreements entered into with Coral Homes during the time the promotion is offered.    • 1.3. The Contract must be signed within 2 weeks of issue with the balance of deposit paid no more than 5 days after signing.
