- Promotion Period and Availability
- Subject to these Terms and Conditions, the Promotion commences at 10:00 am on the 1st of August 2024, and is available for new home preliminary agreements entered into with Coral Homes’ Elegance Inclusions specification only, based on the applicable current price list date^. Up to $55,000 is based on the retail cost of the ‘Luxe by Elegance’ upgrades on the Atlanta 400Q for the Brisbane, Gold Coast and Sunshine Coast price list region and the Atlanta 477N for the Newcastle and Central Coast price list regions as at the 1st of August 2024. The Promotion is not to be used in conjunction with any other Coral Homes offer unless otherwise approved in writing by an authorised representative of Coral Homes.
- The ‘Luxe by Elegance’ upgrades and Standard Inclusions may vary depending on your choice of home design. All products and selection options will be nominated by Coral Homes. Coral Homes reserves the right to alter product specifications and suppliers at any time and without notice.
- Geographic restrictions may apply to the availability of some of the ‘Luxe by Elegance’ Standard Inclusions. Not all upgrade items in the offer are available for all home designs.
- The promotion is only available:
- During the Promotion Period
- In respect of new preliminary agreements entered into:
- between Coral Homes and retail customers;
- in respect of those homes with the ‘Elegance specification’; and
- based on Coral Homes’ Elegance price lists, latest price list date effective from the^ 2nd of December 2024;
- If no other promotion is entered into.
- For the purposes of these Terms and Conditions, unless the context clearly indicates otherwise:
- (a) “Elegance specification”, in respect of homes, means those homes which are the subject of Coral Homes’ ‘Luxe by Elegance’. A copy of the full Elegance Specification and ‘Luxe by Elegance’ brochure may be obtained at a Coral Homes display centre or may be viewed here
- (b) “Option”, means each of the inclusions and upgrades specified in paragraphs 10 to 16 inclusive.
- (c) “Single Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the following design ranges as specified in the Home Designs section of the Coral Homes website, which include:
(i) Single Storey Homes Narrow Lots;
(ii) Single Storey Homes Traditional Lots; and
(iii) Acreage Homes;
(iv) and excluding the Classic Series home designs which are only available with Classic Specification.
- (d) “Double Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the “Double Storey Homes” range as specified in the Home Designs section of the Coral Homes website, and excluding the Classic Series home designs which are only available with Classic Specification. Note that geographic restrictions apply to the availability of some double storey home designs.
- (e) “Service Region”, in respect of geography, means the region where Coral Homes builds homes constituting “Where we build” as specified on the Coral Homes website coralhomes.com.au/where-we-build.
- (f) “Standard Inclusions” of the offer means each of the inclusions specified within each region are inclusive of the Promotion;
- To the maximum extent permitted by law, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.
- Due to the continuing development of Coral Homes’ designs and products, to the maximum extent permitted by law, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
- The Promotion shall be governed in accordance with the laws of the State or Territory in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts of that State or Territory.
- The Promotion is only available in respect of Coral Homes’ homes with the applicable inclusions specifications. The Promotion is not available:
(i) for designs with Coral Homes’ Designer specification, Classic Specification or Classic Series (Single and Double Storey home designs): or
(ii) in conjunction with any other promotion, offer or inclusion specifications unless otherwise approved in writing by an authorised representative of Coral Homes’ Head Office: or
(iii) in certain geographic areas. Please speak with your Coral Homes Sales Consultant to ensure the availability of the Promotion/inclusion in respect of the location of your proposed home. In geographic areas outside of the Coral Homes Service Region, please speak with your Coral Homes New Home Consultant to ensure the availability of the Promotion and/or inclusions in respect of the location of your proposed home.
Options- There are eight (8) Options or upgrades available in connection to the Promotion (Option). Availability of Options will depend upon whether the home is a Single Storey home or Double Storey home.
- The value of this Promotion will vary depending on your chosen home design and/or the geographic location in which the home will be constructed.
- Up to $55,000 for Double Storey homes is based on the retail cost of the ‘Luxe by Elegance’ upgrades on the Atlanta 400Q for the Brisbane, Gold Coast and Sunshine Coast price list regions and the Atlanta 477N for the Newcastle and Central Coast price list regions as of the 1st of August 2024. ^Up to $38,000 for Single Storey homes is based on the Highlands 385Q for the Brisbane, Gold Coast and Sunshine Coast price list regions and the Lisbon 263N for the Newcastle and Central Coast price list regions as of 1st of August 2024. The average value of the inclusions in the Offer is $40,120.30 for a Single Storey home in Queensland and $39,323.95 for a Single Storey home in New South Wales. The average value of the inclusions in the Offer is $50,340.57 for a Double Storey home in Queensland and $50,122.29 for a Double Storey home in New South Wales. The price shown is in addition to the Elegance Inclusions price of the chosen home design.
- Excluding Classic Series home designs, in respect of Single Storey homes, Narrow Lots, Traditional, and Acreage lots, the ‘Luxe by Elegance’ promotion is included at no extra cost (being in addition to the price payable in respect of the relevant home).
- Excluding Classic Series home designs, in respect of Double Storey homes, the ‘Luxe by Elegance’ promotion is included at no extra cost (being in addition to the price payable in respect of the relevant home).
- You will not be given a credit for the deletion of any Option. Each of the Options are not redeemable for cash and are not transferable.
- Descriptions and full details of the Options (as applicable) are set out in further detail below:
- (a) The air conditioner unit size will be determined by Coral Homes and varies depending on the choice of home design. The size of unit, zones and outlets are determined by Coral Homes and include an isolating switch. All Daikin air conditioning systems which may be included in this Promotion consist of 4 zones and include a standard inverter.
- (b) To the maximum extent permitted by law, Coral Homes gives no guarantee, warranty or representation in respect of any air conditioning provided in connection with this Promotion. You may have consumer guarantees under the Australian Consumer Law that may apply. Further, Daikin provides a 5-year warranty on the air conditioning unit and control. You should refer to the Daikin website for more information.
- (c) The Promotion ducted air conditioning option is based on a 6m setback and underground power being available to the site. If the system requires an upgrade to three (3) phase power this is included in the Promotion. For further details and specifications of ducted air conditioning available for these Inclusions, please liaise with your Coral Homes New Home Consultant.
- (d) For designs with larger air conditioning units positioned close to neighbouring properties, Coral Homes recommend positioning the outdoor unit a minimum of six (6) metres from the boundary. In cases where six (6) metres is not possible or practical, Coral Homes recommend smaller double unit systems, additional costs apply. Coral Homes accepts no responsibility over any disputes regarding noise generated from this system.
For this Option, the concrete slab will be made to suit up to ‘M’ Class soil classification. Your standard site works will encompass the provision of drainage gullies, connections, temporary fencing and earthworks up to 500mm of combined cut and fill(region and lot specific).</9>
Please Note: For Coffs Harbour, Newcastle, Central Coast, Sydney and Hervey Bay price list regions whereby ‘M’ Class soil classification forms part of the standard inclusion, this option is not applicable. A credit is not provided for this ‘Upgraded Foundation’ Option in these cases.
Option 3,4, & 5 – Carpet, Tiling or Timber-Look Flooring In respect of all homes:- 3 – Upgraded Carpet Option
For this Option, the carpet to areas of the home will be as nominated on Coral Homes’ standard floor covering layouts. You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. If you choose this Inclusion:
- (a) the carpet must be selected from the ‘Park Regis’ or ‘Hawk’s Bay’ range of carpets;
- (b) the carpet includes 10mm foam underlay; and
- (c) you must nominate the carpet colour at the time of your colour appointment.
- (d) Exposure to direct sunlight can cause discolouration to some carpet products. This is not covered by the builder’s or manufacturer’s warranty.
- 4 – Ceramic Floor Tiling Option
For this Option, the floor tiling to main floors (which you may select from the Builder’s specified range) will be as nominated on Coral Homes’ standard floor covering layouts. You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. If you choose this Inclusion:
- (a) tiling will be plain straight laying pattern only;
- (b) the floor tiles available for the Tiling Inclusion may be selected from the Builder’s standard range of up to 600mm x 600mm pressed-edge glazed ceramic tiles;
- (c) includes ‘Score and Snap’ tiles only.
Additional costs will apply for the following:
-
- (i) Larger tiles/tile variations outside of Coral Homes nominated tiles.
- (ii) Laying costs per square metre for any rectified edge floor tiles (porcelain / vitrified etc.). This will be charged by Coral Homes to the Owner by way of Variation to Contract.
- (iii) Alignment of floor tiling grout lines to other areas. Should you wish for floor tiling grout to align further charges apply; and for any floor tiles you select that require diamond blade cutting.
- (iv) Floor tiling to under stairs void or storage area (where applicable).
- 5 – Timber-Look Laminate Flooring Option (in lieu of tiles to main floors)
For this Option, the Timber-Look laminate flooring to main floors (which you may select from the ‘Wood Effects Essentials’ range of ‘Timber-Look’ laminate flooring) will be as nominated on Coral Homes’ standard floor covering layouts. You may ask a Coral Homes New Home Consultant for the floor covering layout of your chosen home design. If you choose this Inclusion:
- (a) laminate flooring will have expansion joints installed at the manufacturer’s discretion if required. Where Laminate flooring continues through door thresholds (i.e. from hallways to bedrooms), there will typically be an expansion joint required at this location. Expansion joint colouring will not necessarily be colour-matched to the flooring selection.
- (b) Scotia will be installed at the base of all kitchen cabinetry.
- (c) Timber-look laminate is not included under stairs or to upper floor areas on two storey homes.
- (d) Exposure to direct sunlight can cause discolouration to some laminate or hybrid flooring products. This is not covered by the builder’s or manufacturer’s warranty.
Please Note: Main floor areas for this Option are nominated on Coral Homes’ standard floor covering layouts.
Option 6 – Additional Lighting In respect of all homes:-
- (a) Up to thirty (30) LED downlights to the entry, hallway, pantry, dining & kitchen (design specific). In the case where the home design chosen has less than 30 light points, the number of downlights will be based on the number of lights in the standard plan.
- (b) You must nominate the placement of these downlights at the time of your electrical selections appointment.
- (c) All products and selection options will be nominated by Coral Homes. Coral Homes reserves the right to alter product specifications and suppliers at any time and without notice.

- COVER – Carpet cover grade
- BALUSTRADE – Timber-stained posts and handrail with glass inserts
- OTHER – Timber-stained first tread and riser with painted stringers.

- COVER – Carpet cover grade
- BALUSTRADE – Painted timber posts and balusters with stained timber handrail
- OTHER – Timber-stained first tread and riser with painted stringers.
Please Note: A credit is not provided for the staircase option when selecting a Single Storey home design.
Option 9 – Dulux Wash&Wear® Paint For this Option, the internal walls will have Dulux Wash&Wear® Matt Paint (matte finish) applied as an upgrade to our standard paint option. Additional Terms:- ^The Promotion is available on all house and land, fixed site costs and standard order projects for new customers and new home preliminary agreements only entered from 10:00 am on the 2nd of December 2024.
- A Price Lock or additional Price Lock months cannot be added after the new home preliminary agreement has been entered into.
- Tender or contract must be ordered within 28 days of deposit.
- The Promotion is not available to existing customers. Existing customers cannot move to the 2nd of December 2024 price list and take advantage of any of the Promotion Options.
- To ensure the Promotion can be received, all contracts must be signed within 14 calendar days of issue by Coral Homes, and a 5% deposit fully paid at the time of contract signing (after contract has been issued by Coral Homes).
- Customers will have 210 days from the initial deposit to the site start request date plus any applicable price lock days from the date of the signed preliminary agreement to complete all tasks to satisfy the terms of the contract to enable site start to be issued. All contract terms must be met prior to the issue of a site start date.
- Coral Homes will not be held responsible for any time delays due to pending National Construction Code (NCC) changes including but not limited to ‘Energy Efficiency’ and ‘Accessible Housing’. Coral Homes reserves the right to suspend the operation of the Price Hold Promotion in its absolute discretion and without notice should changes to the NCC take effect.
- If there is any inconsistency between these terms and conditions and any other published information in relation to the Promotion, these terms and conditions will prevail to the extent of the inconsistency.
- This Promotion and the provision of any benefit under this Promotion is not transferable.
- You will not be given a credit for the deletion of any Standard Inclusion. Each of the Options and Standard Inclusions are not redeemable for cash and are not transferrable.
- Coral Homes may collect personal information about you for the purposes of the Promotion which will be maintained in accordance with applicable laws.
- The terms of the Privacy Policies applicable to Coral Homes apply to this Promotion.
- Coral Homes and each of its related bodies corporate, directors, officers, employees, contractors and/or consultants disclaim all liability for any loss or damage which is suffered or sustained by you or any third party arising out of or in connection with the Promotion except to the extent such loss or damage has been caused by the unlawful or negligent act or omission of any of them.
- If any part of these terms and conditions are determined to be invalid, unlawful or unenforceable for any reason then that part, to the extent of the invalidity, unlawfulness or unenforceability, will be severed from the rest of the terms and conditions and the remaining terms and conditions will continue to be valid and enforceable to the fullest extent permitted by law.
- Please speak with your Coral Homes sales consultant to ensure the availability of the Promotion and/or permitted changes in respect of the location of your proposed home.
- Without limiting any other provision of these Terms and Conditions, Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion at any time before you enter into an agreement for Coral Homes’ and without notice to you.
- Promotion Period and Availability
- Subject to these Terms and Conditions, the Promotion commences at 10:00 am on the 2nd of December 2024 and continues until 11:59 pm on the 31st of December 2024 or such time as the Promotion is otherwise terminated, cancelled, or suspended by Coral Homes in its absolute discretion (Promotion Period). The Promotion is not to be used in conjunction with any other Coral Homes offer unless otherwise approved in writing by an authorised representative of Coral Homes.
- The Promotion is broken into region specific offers and is only available in the following price list regions:
- (a) Brisbane, Sunshine Coast, Gold Coast (Region 1) which the customer may select from one of the following options:
- Option 1: Up to $30,000 price reduction on Double Storey homes and up to $20,000 price reduction on Single Storey homes,
- Option 2: Premium Upgrades
- (b) Newcastle (Central Coast) & Sydney (Region 2) which the customer may select from one of the following options:
- Option 1: Up to a $30,000 price reduction on Double Storey homes and up to a $20,000 price reduction on Single Storey homes,
- Option 2: Premium Upgrades
- (c) Tweed, Ballina, Lismore, Byron, Coffs Harbour and Hervey Bay (Region 3) which the customer may select from one of the following options:
- Option 1: Up to a $30,000 price reduction on Double Storey homes and up to a $20,000 price reduction on Single Storey homes,
- Option 2: Premium Upgrades
- The promotion is only available:

- (i) During the Promotion Period
- (ii) In respect of new preliminary agreements entered into:

- between Coral Homes and retail customers:
- In respect of those homes with the ‘Designer’ specification; and
- based on Coral Homes’ Designer price lists, effective from the 2nd of December 2024;

- (iii) If no other promotion is entered into.
- For the purpose of these Terms and Conditions, unless the context clearly indicates otherwise:
- (a) “Bathroom” or “Bathrooms”, in respect of a home, means bathrooms, powder rooms and WC’s except for the Ensuite as defined in paragraph 4(d), as shown in Coral Homes’ standard plans and specified in the Home Designs section of the Coral Homes website.
- (b) “Designer specification”, in respect of homes, means those homes which are the subject of Coral Homes’ “Designer inclusions”. A copy of the full Designer specification may be obtained at a Coral Homes display centre or may be viewed here.
- (c) “Double Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the “Double Storey Homes” range as specified in the Home Designs section of the Coral Homes website, and excluding the Classic Series home designs which are only available with Classic Specification. Note that geographic restrictions apply to the availability of some Double Storey home designs.
- (d) “Ensuite”, in respect of a home, means the bathroom adjoining the master bedroom as shown in Coral Homes’ standard plans, as specified in the Home Designs section of the Coral Homes website.
- (e) “Option” has the meaning given in paragraph 9.
- (f) “Option 1 – Price Reduction”, “Option 2 – Premium Upgrades” mean those Options specified in paragraphs 10, 11 and 12.
- (g) “Standard Inclusions” of the offer means each of the inclusions specified within each region are inclusive of the Promotion;
- (h) “Single Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the following design ranges as specified in the Home Designs section of the Coral Homes website, which include:

- Single Storey Homes Narrow Lot;
- Single Storey Homes Traditional Lot: and
- Acreage Homes;
- and excluding the Classic Series home designs which are only available with Classic Specification.

- (i) “Service Region”, in respect of geography, means the region where Coral Homes builds homes constituting “Where we build” as specified on the Coral Homes website coralhomes.com.au/where-we-build.
- To the maximum extent permitted by law, if terms stipulated by Coral Homes are not met by the customer, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.
- Due to the continuing development of Coral Homes’ designs and products, to the maximum extent permitted by law, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
- The Promotion shall be governed in accordance with the laws of the State or Territory in which your home is being constructed or is to be constructed. You agree to submit to the non-exclusive jurisdiction of the courts of that State or Territory.
- The Promotion is only available in respect of certain Coral Homes’ homes with the applicable inclusions’ specification and in certain geographic areas. The Promotion is not available:

- (i) For designs with Coral Homes’ Elegance inclusions specification, Classic Specification or Classic Series (Single and Double Storey home designs): or
- (ii) In conjunction with any other promotion, offer or inclusion specifications unless otherwise approved in writing by an authorised representative of Coral Homes’ Head Office: or
- (iii) In certain geographic areas. Please speak with your Coral Homes Sales Consultant to ensure availability of the Promotion/inclusion in respect of the location of your proposed home.

- There are two (2) options available in connection to the Promotion (Options). Availability of options will depend upon whether the home is a Single Storey “Narrow Lot”, “Traditional Lot”, “Acreage” or “Double Storey” Home. The offer is available to specific regions and pricing is dependent by region (including, as detailed above) and home design type. Each of the Options cannot be used in conjunction with any other Option and the available Options are as follows:
- Option 1 – Price Reduction
- (a) Brisbane, Gold Coast & Sunshine Coast build regions
- In respect to all “Double Storey” homes: take off up to $30,000* on the original base price of Double Storey homes.
- In respect to all “Single Storey” homes: take off up to $20,000* on the original base price of Single Storey homes; inclusive of Narrow Lot, Traditional Lot and Acreage Lot homes.
- Option 1 ‘Price reduction’ offer – Double Storey price reduction shown is based on the Atlanta 474Q home design with Designer façade. Price reductions are based on homes with Designer Inclusions in the Brisbane, Gold Coast and Sunshine Coast price list area in which the average price reduction in these areas for a Double Storey home is $30,000. Single Storey price reduction shown is based on a Highlands 338Q home design with Designer facade. Price reductions are based on homes with Designer Inclusions in the Brisbane, Gold Coast and Sunshine Coast price area in which the average price reduction in these areas for a Single Storey home is $20,000.
- Designer Solutions – Price Reduction offer (Option 1) cannot be used in conjunction with any other options from this Promotion including “Option 2 – Premium Upgrades” of this Promotion.
- (b) Newcastle/Central Coast & Sydney build regions
- In respect to all “Double Storey” homes: take off up to $30,000* on the original base price of Double Storey homes.
- In respect to all “Single Storey” homes: take off up to $20,000* on the original base price of Single Storey homes; inclusive of Narrow Lot, Traditional Lot and Acreage Lot homes.
- Option 1 ‘Price reduction’ offer – Double Storey price reduction shown is based on the Atlanta 477N home design with Designer façade. Price reductions are based on homes with Designer Inclusions in the Newcastle/Central Coast & Sydney price list area in which the average price reduction in these areas for a Double Storey home is $30,000. Single Storey price reduction shown is based on a Highlands 340N home design with Designer facade. Price reductions are based on homes with Designer Inclusions in the Newcastle/Central Coast & Sydney price list area in which the average price reduction in these areas for a Single Storey home is $20,000.
- Designer Solutions – Price Reduction offer – (Option 1) cannot be used in conjunction with any other options from this Promotion including “Option 2 – Premium Upgrades” of this Promotion.
- (c) Tweed, Ballina, Lismore, Byron, Coffs Harbour and Hervey Bay build regions
- In respect to all “Double Storey” homes: Take off up to $30,000* on the original base price of Double Storey homes.
- In respect to all “Single Storey” homes: take off up to $20,000* on the original base price of Single Storey homes; inclusive of Narrow Lot, Traditional Lot and Acreage Lot homes.
- Option 1 ‘Price reduction’ offer – Double Storey price reduction shown is based on the Atlanta 474Q & Atlanta 477N (state specific where “Q” is for Queensland Regions and “N” is for New South Wales Regions) home design with Designer façade. Price reductions are based on homes with Designer Inclusions in the Tweed, Ballina, Lismore, Byron, Coffs Harbour and Hervey Bay price list areas in which the average price reduction in these areas for a Double Storey home is $30,000. Single Storey price reduction shown is based on a Highlands 338Q & Highlands 340N (state specific where “Q” is for Queensland Regions and “N” is for New South Wales Regions) home design with Designer facade. Price reductions are based on homes with Designer inclusions in the Tweed, Ballina, Lismore, Byron, Coffs Harbour and Hervey Bay price list areas in which the average price reduction in these areas for a Single Storey home is $20,000.
- Designer Solutions – Price Reduction offer – (Option 1) cannot be used in conjunction with any other options from this Promotion including “Option 2 – Premium Upgrades” of this Promotion.

- (d) Designer Solutions– Premium Upgrades (Option 2) cannot be used in conjunction with any other offer/promotion by Coral Homes, or by any of the options from this Promotion including “Option 1 – Price Reduction”.
- (e) In respect to all home designs, “Option 2 – Premium Upgrades” is Inclusive of:
- Option A:
- Option B:

- (i) Technika FHEE229SC9S-5 900mm stainless steel wall mounted canopy rangehood with four speeds, LED lamps and sensor touch control; or
- (ii) Technika CHEM52C9S-5 900mm stainless steel wall mounted canopy rangehood, with three speed push button electric control, two halogen globes and ducted through ceiling; or
- (iii) Technika GEH9017 900mm front re-circulating slide out rangehood with three speeds.
Appliances are subject to availability. Where these appliances are not available, Coral Homes will provide a suitable alternative.
11.2. 2550mm High Ceilings: For this Premium Upgrade, 2550mm high ceilings will be as nominated on Coral Homes’ Single Storey homes and lower floor of Double Storey homes. You may ask a Coral Homes sales consultant for this Luxury Inclusion in respect of your chosen home design.-
- High ceiling areas to be nominated by Coral Homes.
- Face brickwork will be provided above front elevation window openings and front entry door where required. Excludes infill panel above garage door which will have painted fibre cement panels above. Note: Standard ceiling height is 2400mm high

- Choose from builders’ standard range at the time of your colour appointment.
- You may choose from [6] six colours.
- Colour availability is subject to change without notice.

- A Price Lock or additional Price Lock months cannot be added after the new home preliminary agreement has been entered into.
- Tender or contract must be ordered within 28 days of deposit.

- (a) “Bathroom” or “Bathrooms”, in respect of a home, means bathrooms and WC’s except for the Ensuite as defined in paragraph (4b), as shown in Coral Homes’ Classic Series plans as specified on the Coral Homes website.
- (b) “Ensuite”, in respect of a home, means the bathroom adjoining the master bedroom as shown in Coral Homes’ Classic Series plans, as specified on the Coral Homes website.
- (c) “Classic Specification”, in respect of homes, means those homes which are the subject of Coral Homes’ ‘Classic inclusions’. A copy of the full Classic specification may be obtained at a Coral Homes display centre or can be viewed online (insert URL).
- (d) “Standard Inclusions” of the offer means each of the inclusions specified within each region are inclusive of the Promotion;
- (e) “Upgrade Packs” of the offer means a range of upgrades are available for selection at an additional charge during the Promotion;
- (f) “Single Storey Homes”, in respect of a home, means Coral Homes home designs within the Classic Series as specified on the Coral Homes website.
- (g) “Double Storey Homes”, in respect of a home, means Coral Homes home designs within the Classic Series as specified on the Coral Homes website. Note that geographic restrictions apply to the availability of some Double Storey home designs.
- (h) “Classic Series Internal Colour Schemes” of the offer refers to the pre-selected interior colour schemes: ‘Tide’, ‘Oasis’, ‘Rustic’ and ‘Urban’ as specified on the Coral Homes website.
- (i) “Classic Series External Colour Schemes” of the offer refers to the pre-selected exterior colour schemes: ‘Harbour’, ‘Horizon’, ‘Alpine’, ‘Magnolia’ and ‘Twilight’ as specified on the Coral Homes website.
- To the maximum extent permitted by law, if terms stipulated by Coral Homes are not met by the customer, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.

- The Promotion is not available:

- The Promotion includes a roof made from sheet roofing, with turbine roof ventilator/s (design specific) and Anticon insulation blanket (region specific).

- 4.2. Steel House Frame
- The house frame will include frames and roof trusses made from steel.
- Framing made from steel to remain at 600mm stud spacings and roof truss spacings to be 1200mm.
- Minor ceiling height differences may occur dependent upon steel frame manufacturer.
- Coral Homes reserves the right to use between a 70mm – 90mm frame in lieu of the standard 70mm or 90mm frame if needed. Framing is to remain 70mm or 90mm unless stated otherwise. If an alternate frame size is required, the external footprint of the building is to remain as shown on plans and internal room dimensions will be reduced to suit.
- 4.3. Non-redeemable
- You will not be given a credit for the deletion of any item in this Promotion. Each of the items is not redeemable for cash and is not transferrable.
- This promotion is administered by Coral Homes and not the manufacturer. To the maximum extent permitted by law, the manufacturer is not responsible or liable for the administration of this promotion and you should direct any questions regarding this offer to Coral Homes.
- 4.1. Steel Roof
- For the purposes of these Terms and Conditions:
- (a) Site Works means costs of the minimum site works for compliance with building and statutory requirements which are associated with labour, material, plant hire, sewerage connection, rock excavation, stormwater connection, water connection and additional engineering requirements (apart from extra costs associated with raising building platforms/floor levels),updated reports at the completion of demolition of existing dwelling (if applicable) and Final Energy Efficiency Assessment.
- (b) Mandatory Items include but is not limited to the following in respect of the site, the registered plan, contour survey, soil test, supervisor site inspection including public risk assessment, natural gas form, location of water service connection point, recycled water availability including location of connection point, telecommunication service information including location of connection point, sewer information including “as constructed” stormwater plans clearly indicating all dimensions of mains from boundaries and surface levels/invert levels of both the mains and the house connections points, stormwater information including “as constructed” stormwater plans clearly indicating all dimensions of mains from boundaries and surface levels/invert levels of both the mains and the house connection points, preliminary town planning assessment and covenant requirements and any other information as we may reasonably require.
- (c) Contract refers to your New Home Construction Contract, New Home Tender and any Post Contract Variations signed prior to the commencement of the construction of your house.
- Subject to clause 3 of these Terms and Conditions, Coral Homes represents and warrants that the costs of construction of the house and Site Works in accordance with the specification set out in the Contract will be for a fixed amount as specified in the Contract (Fixed Price Guarantee).
- The Fixed Price Guarantee does not apply to preliminary contracts entered into before you provide the Mandatory Items to us.
- You must promptly provide to us all required information and Mandatory Items in order for Coral Homes to provide you with a Fixed Price Guarantee.
- These Terms and Conditions shall be governed in accordance with the law of the State in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts in that State.
- To the extent of any inconsistencies between these Terms and Conditions and your Contract, the Contract shall prevail.
- You are not entitled to rely on the words or conduct of Coral Homes as a waiver of any right pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Coral Homes.
- Coral Homes reserves the right to vary, terminate or suspend the operation of the Fixed Price Guarantee offer in its absolute discretion, without notice, at any time provided that such variation, termination or suspension shall have no affect on existing building contracts at such time.

- (a) “Change” means any variation, change, modification or additional item in respect of the structure, external modifications, roof, insulation, internal area, wet area, kitchen, appliances, finishes or external works of the home which are made available from Coral Homes from time to time.
- (b) “Standard Design” means the standard design for a home as published by Coral Homes from time to time, excludes Coral Homes’ Classic Specification home designs.
- Where the home is:
- (a) a Single Storey home, there must be no more than 18 (eighteen) changes to the Standard Design for the home (including those specified in the price of the home and land package)
- (b) a Double Storey home, there must be no more than 18 (eighteen) changes to the Standard Design for the home (including those specified in the price of the home and land package)
- For the purposes of clause 2, any Changes to the home which arise from any promotions of Coral Homes made available from time to time in respect of the home or home design shall not be included in the calculation of the number of Changes.
- Subject to clauses 2 and 3, the only permitted Changes to the home or home design of a structural nature will be in respect of:

- (a) changes to the pitch of the roof for the home;
- (b) adding or deleting eaves for the home;
- (c) building the home to boundary walls for the block on which the home is built;
- (d) having higher ceilings than the standard for the home;
- (e) allowing for under eave bulkheads for the home where it is a single storey home only;
- (f) addition of a façade option to the home;
- (g) use of a steel frame for the home;
- (h) using integrated slabs in respect of the home; or
- (i) any current display home option without further reconfiguration.
Otherwise, no structural Changes to the home shall be permitted.
- Other than in connection with those Changes contemplated by clause 4 and subject at all times to clause 6, there must be:

- (a) no Changes to the building footprint for the home; and
- (b) no reconfiguring of the standard plan for the home.
- The Changes contemplated by clause 4 will not be permitted by way of a variation to your building contract with Coral Homes after such building contract has been signed by all parties.
- You must promptly provide to us all required information and mandatory items in order for Coral Homes to prepare your quotation; this includes:
- (a) Disclosure documentation
- (b) Plan of Development or building envelope
- (c) Acoustic reports
- (d) Bushfire reports
- (e) Covenants
- Subject to these Terms and Conditions being met, Coral Homes will provide a fixed price quotation for your home and land package.
- The Promotion is not available to existing customers. Existing customers cannot move to the 4th of November 2024 pricelist and take advantage of the Promotion Options.
- To ensure the Promotion can be received, all contracts must be signed within 14 calendar days of issue by Coral Homes, and a 5% deposit fully paid at time of contract signing (after contract has been issued by Coral Homes).
- Customers will have 210 days from initial deposit to the site start request date from the date of the signed preliminary agreement to complete all tasks to satisfy the terms of the contract to enable site start to be issued. All contract terms must be met prior to the issue of a site start date.
- Acceptance of the quotation will be in the form of a signed Preliminary Agreement at which time you will be required to pay an initial deposit so that Coral Homes can conduct testing on your block. Please refer to your New Home Consultant regarding the amount required for the initial deposit in your region, and for further conditions surrounding your Preliminary Agreement. The initial deposit is nonrefundable, but is deducted from the contract price by way of a reduction to the 5% deposit on your new home should you enter into a building agreement with Coral Homes for the building works.
- The balance of your 5% deposit is payable on signing a contract with Coral Homes.
- Coral Homes reserves the right to refuse the Promotion if any of the above conditions are not met, or if site conditions or Local Authority requirements dictate further changes are necessary beyond those noted above.
- Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion at any time and without notice to you prior to you entering into a contract with Coral Homes.
- The Promotion may not be available in certain geographic areas. Please speak with your Coral Homes New Home Consultant to ensure availability of the Promotion in respect of the location of your proposed home.
- These Terms and Conditions shall be governed in accordance with the law of the State in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts in that State.
- These Terms and Conditions constitute the entire agreement between Coral Homes and you in respect of the Promotion. Any change or variation to these Terms and Conditions must be in writing.
- You must not assign or otherwise deal with these Terms and Conditions or any rights or obligations under these Terms and Conditions, without the prior written consent of Coral Homes.
- You are not entitled to rely on the words or conduct of Coral Homes as a waiver of any right pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Coral Homes.
- All notices given in connection with these Terms and Conditions may be given by personal delivery, certified mail, e-mail, facsimile or any other customary means of communication.
- If any provision of these Terms and Conditions is invalid under the law of any jurisdiction, the provision is enforceable in that jurisdiction to the extent that it is not invalid, whether it is in severable terms or not. This clause does not apply where enforcement of the provision of these Terms and Conditions in accordance with this clause would materially affect the nature or effect of the parties’ obligations under these Terms and Conditions.
- In these Terms and Conditions a reference to a clause is a reference to a clause of these Terms and Conditions.
- Due to the continuing development of Coral Homes’ designs and products, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
- For the purposes of these Terms and Conditions unless the context clearly indicates otherwise:

- (a) “Change” means any variation, change, modification or additional item in respect of the structure, external modifications, roof, insulation, internal area, wet area, kitchen, appliances, finishes or external works of the home which are made available from Coral Homes from time to time.

- (c) “Classic Option” means an additional non-structural option that is available on your chosen Classic Series home design.
- The only permitted Changes to the home or home design will be in respect of:
- (a) addition of a Façade option;

- (d) Otherwise, no Changes to the home shall be permitted.

- Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion at any time and without notice to you prior to you entering into a contract with Coral Homes.
- The Promotion may not be available in certain geographic areas. Please speak with your Coral Homes New Home Consultant to ensure availability of the Promotion in respect of the location of your proposed home.
- These Terms and Conditions shall be governed in accordance with the law of the State in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts in that State.
- These Terms and Conditions constitute the entire agreement between Coral Homes and you in respect of the Promotion. Any change or variation to these Terms and Conditions must be in writing.
- You must not assign or otherwise deal with these Terms and Conditions or any rights or obligations under these Terms and Conditions, without the prior written consent of Coral Homes.
- You are not entitled to rely on the words or conduct of Coral Homes as a waiver of any right pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Coral Homes.
- All notices given in connection with these Terms and Conditions may be given by personal delivery, certified mail, e-mail, facsimile or any other customary means of communication.
- If any provision of these Terms and Conditions is invalid under the law of any jurisdiction, the provision is enforceable in that jurisdiction to the extent that it is not invalid, whether it is in severable terms or not. This clause does not apply where enforcement of the provision of these Terms and Conditions in accordance with this clause would materially affect the nature or effect of the parties’ obligations under these Terms and Conditions.
- In these Terms and Conditions a reference to a clause is a reference to a clause of these Terms and Conditions.
- Due to the continuing development of Coral Homes’ designs and products, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.
- Promotion Period, Availability and Conditions
- 1.1. Subject to these terms and conditions, the Promotion is effective for deposits received after 10:00 am on the 2nd of December 2024 for customers selecting either Designer Solutions or Elegance Inclusions only and continues until 11:59 pm 31st of December 2024, unless otherwise stated, at such time as the Promotion is terminated, cancelled, or suspended by Coral Homes in its absolute discretion (Promotion Period).
- 1.2. The Promotion is only available to customers within the Newcastle, Central Coast and Sydney Price List regions, as determined by Coral Homes. The Promotion is only available during the Promotion Period in respect of new preliminary agreements entered into with Coral Homes during the time the promotion is offered.
- 1.3. Proof of registered/titled land must be provided.
- 1.4. The Promotion is only available for greenfield sites in new estates only as determined by Coral Homes, and land sizes up to 1000m2 with all services available within the site boundaries (Sewer, Stormwater, Power, Water and Telecommunications) and subject to Builder’s Site Inspection report. Not available for Knock Down Rebuild and Acreage sites.
- 1.5. The promotion is not available for homes with Coral Homes’ Classic Specification or Coral Homes’ Classic Series of home designs.
- 1.6. The Promotion is only available if the home design, building site and design modifications comply with the Builders straight to Contract requirements. Straight to Contract is not available on jobs including but not limited to building sites greater than 1000m2, unregistered land, building sites that do not have all services available within the site boundaries (i.e. Sewer, Stormwater, Power, Water and Telecommunications), Knock Down Rebuild or major Structural modifications.
- 1.7. The Promotion is available with the following discounts applicable based on Coral Homes house designs (excluding Coral Homes’ Classic Series) and in the following Coral Homes’ price list regions:

- 1.8. A period of 210 days from the date of the preliminary agreement to the date the Builder can request a site start date applies. If Coral Homes believes that this expected date will not be reached within 4 weeks after the 210 days, Coral Homes reserves the right to review the price.

- 1.9. The Promotion is not available in conjunction with any Price Lock or other promotion, offer or inclusions specification unless otherwise stated in writing by Coral Homes’ Head Office.

- Promotional Offer
- 2.1. To take advantage of the Promotion, if you are a client of Coral Homes and building in the Promotion Regions, you must:

- enter into a preliminary agreement with Coral Homes during the Promotion Period;
- provide evidence of your registered land being in accordance with these conditions;
- enter into a construction contract;
- and will be taken to accept these terms and conditions.

- 1.1. - 1.3. The Contract must be signed within 2 weeks of issue with the balance of deposit paid no more than 5 days after signing.
- 1.4. The Promotion is only available based on Render and Paint applied to an AAC panel substrate in lieu of standard brickwork shown on working drawings. Additional costs apply for providing Render and Paint applied to an AAC panel substrate in lieu of standard cladding and/or other wall finishes if shown on working drawings. Additional costs apply for ‘flat trim’ to perimeter of Boutique Awning windows, French Doors, Stacker Doors and Sliding Doors. Boutique products are not a standard window and door type, additional costs apply for these products.
- 1.5. The promotion is not available to existing Customers who deposited and/or signed a contract prior to the commencement of the promotion period.
- 1.6. The promotion is not available for homes with Coral Homes’ Classic Specification or Coral Homes’ Classic Series of home designs.
- 1.7. The Promotion is not available in Hervey Bay, Tweed, Ballina, Coffs Harbour, Newcastle/Central Coast or Sydney price list areas or area surcharge locations associated with the Brisbane Pricelist.
- 1.8. The Promotion is not available in conjunction with Balcony Facades Designs.
- 1.9. . The Promotion is not available in conjunction with Face or Rendered Brickwork. All Brickwork must be substituted with AAC panel substrate. Wall mounted clotheslines are not available with AAC panel substrates.
