Knockdown Rebuild Process
1. Choose your home design
Whether you’ve outgrown your old home and are looking to upsize, or if you simply love where you live but your home no longer suits your lifestyle – a knock down and rebuild could be the perfect solution.
With a wide range of flexible floorplans to suit various block sizes, our experienced specialists will assist you every step of the way with choosing a home design that complements your land.
Our friendly New Home Consultants will advise you on the size of the house versus the size of the block and whether you will need a relaxation for setbacks or site coverage. This plays a large role in attaining building approvals.
2. Free Site Assessment
Once you’ve chosen your desired home design, our team will complete a free site assessment to ensure your block is suitable for a knock down and rebuild. From here, we’ll provide you with an estimate with no deposit required upfront.
You will also need to speak to a demolition and removal expert to choose a partner for this part of your knock down and rebuild project.
3. Preliminary reports
After you have decided to proceed with your estimate and an initial deposit has been received, we will come to your block to complete a preliminary soil test, contour and other reports to determine the suitability and any foreseeable barriers that may impact the project. We will also attain a service locator report from an engineer to confirm the location of your underground main services.
4. Your tender and house plans are prepared
Once you are happy with and have signed the preliminary agreement, a tender is prepared. These will include all your preliminary house plans that will take into account any changes that may be been required to suit the findings from the various land reports.
Once these are finalised and approved by you, an additional $1,000 deposit is payable to order your formal HIA contract.
5. Sign your HIA contract
Congratulations! This is a huge milestone for you and your family and marks the official start of building your new home with Coral Homes. At this stage we present you with your full working drawings which will include any of your changes, facade selections and inclusions. The contract will include fixed price site costs as determined by your soil test and contour survey reports.
6. Personalise your future home
We will work closely with you to collate the following information:
- Proof of your land ownership i.e. rates notice
- All signed variations to your house plans. This will only be applicable if there are changes to your plans after contract signing
- Unconditional loan approval, including Authority to Commence Construction.
7. Demolish your existing home
It falls apart before it all comes together! Now that the building approval for your new home has been received, you can commence demolition works of your existing home and remove any trees from the land that will be necessary for building your new home.
Once your site has been completely cleared, Coral Homes will complete a second soil report and contour survey now the site conditions have changed. Based on this information, we will do a second check to re-assess the site costs.
8. Build your new home
It’s finally time to start building your dream home!
Coral Homes will project manage the entire build, trades, temporary fencing, final site works and more. Your dedicated Site Supervisor will meet you on site to discuss all aspects of constructing your new home and answer any questions you may have.
From here, your Site Supervisor will provide you with weekly updates on the progress and timeline of your new home build.
9. Receive the keys to your new home
Your Building Supervisor will arrange a meeting with you on site to officially handover your new home. Congratulations!
At the handover meeting, your Building Supervisor will take you through your new home and provide helpful advice, guidance and demonstrations for important matters including electricals, your foundations, general safety, pest control and proper care of your inclusions.
Finally, it’s time to pack your bags, get the keys to your new home, start planning your housewarming party and celebrate your big achievement!
10. Aftercare
To help you settle in, we will provide you with a Service Program after handover. We will fix any of the minor items which may occur as a result of your new home settling. Your Service and Warranty Coordinator we will remind you when the end of your service period is approaching. In QLD the service period is 12 months from practical completion and in NSW this period is three months.

Do you build duplexes?
We have chosen to design narrow lot homes (fitting on a block width of 9m or 10m) as an alternative to a duplex. We’ve done this so you don’t have to compromise on privacy and luxury while still maintaining the benefits that come with a dual occupancy build.
How do your promotions work?
At Coral Homes we have two specifications of inclusions available for you to choose from for your new home depending on your needs and budget: Designer Standard Inclusions and Elegance Luxury Inclusions. Designer and Elegance inclusions offer great value, however from time to time, Coral Homes also offers promotions in conjunction with our inclusions specifications to provide even more value for home buyers, for a limited time only. Can I go on the building site of my home?
You can go on site any time you like, as long as your Building Supervisor is there with you. This policy is for safety reasons and your own protection.
What will the demolition cost?
