Can I go on the building site of my home?
You can go on site any time you like, as long as your building supervisor is there with you. This policy is for safety reasons and your own protection. To ensure a smooth and safe experience, it’s best to coordinate visits directly with your supervisor.
What are the benefits of a knock down rebuild?
There are countless benefits to a knock down rebuild. If you’re close to work, the kids' schools, friends or family, or maybe you just love your streetscape, views, and community, a knock down rebuild allows you to keep what you love while upgrading your home. It also allows you to build a new house suited to your wants and needs, and can be considerably cheaper than moving to a new house or renovating your home from top to bottom.
Who completes the demolition and how much does this cost?
You will need to find a demolition and removal expert who can demolish your existing home and clear your block of land. We may be able to recommend a third party to you in certain areas. The demolition costs are not set and vary from home to home. Speak to one of our knock down rebuild specialists about a possible guide or attain a quote from a demolition expert for a detailed cost.

Do you build duplexes?
We have chosen to design narrow lot homes (fitting on a block width of 9m or 10m) as an alternative to a duplex. We’ve done this so you don’t have to compromise on privacy and luxury while still maintaining the benefits that come with a dual occupancy build.
How do your promotions work?
At Coral Homes we have two specifications of inclusions available for you to choose from for your new home depending on your needs and budget: Designer Standard Inclusions and Elegance Luxury Inclusions.
Designer and Elegance inclusions offer great value, however from time to time, Coral Homes also offers promotions in conjunction with our inclusions specifications to provide even more value for home buyers, for a limited time only.

Can I go on the building site of my home?

What is stamp duty?
Stamp duty is a tax from the government applied to certain purchases. Paying stamp duty is mandatory when buying a home, land or an investment property. By purchasing a house and land package, you can minimise the stamp duty you need to pay.
How much will my deposit be?
At Coral Homes, we only require you to pay a deposit once you are 100% happy with your free estimate and are ready to move forward to the next stage. We’ll then prepare a preliminary agreement that includes a fee of $2,500. This fee allows us to produce the necessary reports on your land, to provide you with a contract and ensure you have complete peace of mind and transparency.
Do you assist in financing?
Please speak with your financial institution or a broker for financing options for a construction loan. We highly recommend that you gain pre-approval for your loan before signing any documents to proceed with building your new home. This is one of the key reasons why we provide you with a free estimate upfront. You can start talking to your bank or mortgage broker around your borrowing capacity early on.

How long will the build take?
The build time varies depending on your home design, as single storey homes are much quicker to build than double storey homes. Timeframes also vary per region. Speak to a New Home Consultant for an estimate on the build time for your chosen home design.
Who is my contact person during my build journey?
You will have a specialist dedicated to you at each key stage of your new home journey. At the initial stages, your New Home Consultant is your best point of contact and will professionally guide you through the process. Once your contract is signed, you will be assigned a Customer Relationship Coordinator, who will guide you through the pre-site process including council applications, colour selections and any applicable variations.
Once this process is complete, you will reach the most exciting phase of the journey. At the construction phase, you will be assigned an experienced Building Supervisor who will continue you on the journey to moving into your new Coral home. After handover, Coral’s service and warranty department will step you though the process to ensure any issues are quickly and professionally rectified.
Will you inspect my land prior to purchase?
We would welcome the opportunity to meet you onsite to work through your build requirements. Please reach out to your New Home Consultant and they can organise a time to get together and go through any specific requirements.
What is a covenant?
A covenant is a document put in place by the land developer to ensure a minimum level of finish is delivered to each home in their estate. This protects you, the buyer, and ensures that the quality of the estate is maintained long after the developer has left. Our New Home Consultants are very proficient in covenant requirements for their specific location and can include the items required to meet covenant in your estimate.
Do you build on sloping blocks?
Our designs are suited to slab on ground construction and we do not cater for split level designs. You can however undertake earthworks and retaining walls and we may be able to facilitate your build in some instances. The best way to find out is to speak to a New Home Consultant and provide them with details of your block of land.
What are fixed site costs?
With Coral Homes extensive knowledge of building we can in some instances provide fixed pricing upfront without the need for soils tests and contour surveys and other reports generally required to provide a fixed price. This means you can rest easy knowing that your site costs have been locked in prior to access being available to your block of land.
What’s not included?
Building your new home is all about you! We can include as much or as little as you require in your new home estimate. We would prefer to customise the estimate to include your specific needs, rather than including items that you may not require in your new home.
Why is the base house price advertised?
Coral Homes builds in many locations and councils. As all council fees, regions and land have differing requirements, pricing does vary. We believe in being open with our pricing, so once you have selected your preferred design, location and block of land, one of our experienced team members will assess your proposed build location and then provide an obligation free estimate.
Can the plans be modified?
With multiple home designs available that suit varying block types and client requirements, we are hopeful you can find a design that fits your family. If you'd like to make some minor tweaks to the design, your New Home Consultant can talk through your options. In many instances we have pre-designed and pre-priced options on designs that may even capture your requirements.
Do I get to keep the furniture?
The furniture is not owned by Coral Homes and is generally leased through various furniture supply companies.
Who pays for the display home to be converted back into a normal house?
Coral Homes
How much notice do I get before the display home closes?
At least 1 month and in most cases 2-3 months.
What happens when the display home closes?
Coral Homes removes all signage and furniture and converts the sales office back to a garage. We make the home ready to be lived in as a near new home.
How is the rent calculated?
7% of the sale price. If the home was $600,000 X 7% = $42,000 per year divided by 12 months = $3,500 per month.
How and when is rent paid?
Direct deposit into your nominated account on the first business day of the month for the month in advance.
How long do display homes stay open?
Usually 2-3 years with some 3-5 years.
Can I use any pest control company to complete my annual termite inspections?
This may void the pest control warranty offered by the original supplier and related queries should always be directed to the supplier in the first instance. Contact details can be found here.
How often should termite inspections be required?
You can take control in preventing termites from entering your home by conducting regular checks around the perimeter of your home for the tell-tale signs of termite entry. In most cases, monthly inspections should be adequate, however if you live in more susceptible areas, such as close to bushland, you should do the inspections more frequently. To comply with the pest control warranty, you will need to engage the original pest control company (dependant on your contract) to complete annual inspections every 12 months from your practical completion date.
Are product warranties included in the service period?
Each company offers their own product warranty, which will require you as the new home owner to contact them directly. Although this is completely separate from Coral Homes, your dedicated Service & Warranty Coordinator can assist you by providing contact details and supporting documents where necessary. Alternatively, please refer to Coral Homes product warranty guide.
What if I have a warranty claim for a product in my new home?
First, refer to Coral Homes' product warranty guide for your region. Check that your claim is within the warranty period. If so, contact the relevant company directly to make a claim. If the product for which you wish to make a warranty claim is not stated in our product warranty guide, please contact your Service & Warranty Coordinator.
How do I notify Coral Homes of items I would like addressed after handover?
After handover, make sure you document any such items as you notice them. When the end of the service period is approaching, Coral Homes will email and call you to ensure you submit all your requests.
Who do I contact if I have any non-urgent questions after handover?
Please call or email your Service & Warranty Coordinator. They will be in touch within two weeks of handover to introduce themselves and provide their direct contact details. If you can't locate their details, please call our head office on 07 5585 2555.
What is the duration of the service period?
12 months in QLD and 13 weeks in NSW as per state legislation.
When does the service period commence?
From the date of practical completion of your home.
What is excluded from your service period?
Your service period is an opportunity to report any construction defects in your home. However, it is important to understand that in some instances, reported items may fall outside of the service period terms and conditions. Examples of these can include:
- Severe weather damage – this category of damage should be directed to your preferred insurer.
- Damage or marks to the surfaces of your home (ie. mirrors, benchtops, windows, floor coverings and household accessories)
- Minor settlement and shrinkage cracking, which is to be expected as a home settles into its new surroundings and environment.
- Foundation movement if the cause is found to be by means of abnormal soil conditions
- Damaged caused by the owner
What is the defects liability period?
As stipulated in your HIA contract, the defects liability period is a period of 12 months (in QLD) and 13 weeks (in NSW) commencing on and including the date of practical completion. Any defects identified by you during this time will be addressed by Coral Homes as part of our Service & Warranty program. At Coral Homes, we refer to the Defect Liability Period as the ‘Service Period’.
Who do I contact in the case of an emergency?
Just after the practical completion stage you will be emailed a list of contacts of who to call in the case of an emergency for your home. This covers your air conditioning, electrician, hot water, pest control, plumber, roofing, appliances and windows.
Can I alter existing designs?
It may be possible to arrange minor tweaks to your chosen home design. Speak to one of our friendly New Home Consultants for advice on how to arrange the perfect floorplan for you.
What is included in the price of my home?
Our inclusions represent amazing value for money. There are two levels of inclusions available, so you can choose the right one to suit you and your budget: One is standard (Designer) and one is luxury (Elegance). What is lenders mortgage insurance?
Lenders Mortgage Insurances (LMI) is usually required when your home loan deposit is less than 20% of your ‘lenders-assessed value’ of the property. The valuation is determined by an independent valuer organised by your lender to establish your property’s market value.
If your deposit is less than 20% of the lender-assessed value, it means you have a Loan to Value Ratio (LVR) of more than 80%. Borrowers with an LVR of more than 80% are usually required to pay for LMI. This is because an LVR of more than 80% is considered to be a higher risk to the lender.
What is stamp duty?
Stamp duty is a tax from the government applied to certain purchases. Paying stamp duty is mandatory when buying a home, land or an investment property.

What will the demolition cost?

Who completes the demolition?
You will need to find a demolition and removal expert who are able to demolish your existing home and clear your block of land. We may be able to recommend a third party to you in certain areas.

This is an assessment that identifies the boundaries of your land prior to construction. We will arrange this for you.
What is a feature survey and soil test?
This is part of your site assessment, which helps us to determine the block depth, frontage, slope, orientation, easements and setbacks, drainage and power supply.
Will I need traffic management?
If you’re located in a high traffic area, you may require traffic management to control the flow of traffic around the construction of your new home.
What is asset protection?
Asset protection is a requirement of council. Having this will ensure any damage done to council assets during construction will be covered.
Do I need to hire a crane?
This will depend on your block of land and how close it is situated to surrounds, for example trees and neighbours.
What is double handling?
When your building site has access restrictions, building materials will often be handled more than once. For example, timber being delivered to the front of the home, then manually be carried around the back in smaller portions. This is called double handling.
