Choose a Coral home design
Whether you’ve outgrown your old home and are looking to upsize, or if you simply love where you live but your home no longer suits your lifestyle – a knock down and rebuild could be the perfect solution.
With a wide range of flexible floorplans to suit various block sizes, our experienced specialists will assist you every step of the way with choosing a home design that complements your land.
Our friendly New Home Consultants will advise you on the size of the house versus the size of the block and whether you will need a relaxation for setbacks or site coverage. This plays a large role in attaining building approvals.

Let’s check your block suitability and complete a site assessment
Once you’ve chosen your desired home design, our team will complete a free site assessment to ensure your block is suitable for a knock down and rebuild. From here, we’ll provide you with an estimate with no deposit required upfront.
You will also need to speak to a demolition and removal expert to choose a partner for this part of your knock down and rebuild project.

Preliminary reports
After you have decided to proceed with your estimate and an initial deposit has been received, we will come to your block to complete a preliminary soil test, contour and other reports to determine the suitability and any foreseeable barriers that may impact the project. We will also attain a service locator report from an engineer to confirm the location of your underground main services.

Sign your HIA contract
Congratulations! This is a huge milestone for you and your family and marks the official start of building your new home with Coral Homes. At this stage we present you with your full working drawings which will include any of your changes, facade selections and inclusions. The contract will include fixed price site costs as determined by your soil test and contour survey reports.

Personalise your future home
We will work closely with you to collate the following information:
- Proof of your land ownership i.e. rates notice
- All signed variations to your house plans. This will only be applicable if there are changes to your plans after contract signing
- Unconditional loan approval, including Authority to Commence Construction.

Demolish your existing home
It falls apart before it all comes together! Now that the building approval for your new home has been received, you can commence demolition works of your existing home and remove any trees from the land that will be necessary for building your new home.

Build your new home
It’s finally time to start building your dream home!
Coral Homes will project manage the entire build, trades, temporary fencing, final site works and more. Your dedicated Site Supervisor will meet you on site to discuss all aspects of constructing your new home and answer any questions you may have.
From here, your Site Supervisor will provide you with weekly updates on the progress of your new home build.
