$15,000.00 Instant Savings Promotion

Effective 1st January 2019


The Up to $15,000.00 Instant Savings Offer (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929 and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 50792 / 1014053 and NSW OFT 62084C (Coral Homes) subject to the terms and conditions set out in this document (Terms and Conditions).


1.0Promotion Period and availability

1.1Subject to these Terms and Conditions, the Promotion commences at 10:00am on Tuesday 1st January 2019 until 5:00pm on Monday 29th April. (Promotion Period).

1.2The Promotion is only available:

a.during the Promotion Period;

b.in respect of new preliminary agreements entered into:

i.between Coral Homes and retail consumers;

ii.in respect of those homes with the “Designer” specification; and

iii.based on Coral Homes’ applicable price lists effective 1st January 2019.

2.0Definitions

2.1For the purposes of these Terms and Conditions, unless the context clearly indicates otherwise:

a.“Designer specification”, in respect of homes, means those homes which are the subject of Coral Homes’ “Designer inclusions”. A copy of the Designer specification may be viewed at https://coralhomes.com.au/new-homes/inclusions/designer, alternatively a Designer brochure may be obtained at a Coral Homes display centre.

3.0Conditions of Promotion

3.1To the maximum extent permitted by law, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.

3.2Due to the continuing development of Coral Homes’ designs and products, to the maximum extent permitted by law, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

3.3The Promotion is only available in respect of Coral Homes’ with Designer inclusions specifications.

3.4The Promotion is not available in conjunction with any other promotion, offer or inclusions specification unless otherwise approved in writing by an authorised representative of Coral Homes’ Head Office.

Please speak with your Coral Homes sales consultant to ensure availability of the Promotion and/or inclusions in respect of the location of your proposed home.

3.5The Promotion shall be governed in accordance with the laws of the State or Territory in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts of that State or Territory.

a.            Instant saving value will vary depending on your chosen home design and/or the geographic location in which the home will be constructed.

b.            You may obtain the advertised instant saving value at a Coral Homes display centres or at www.coralhomes.com.au/prices.

c.             The advertised maximum instant saving, $15,000.00 is based on the Lisbon 35 with Designer inclusions in the Brisbane price list area.

d.            Refer to the area price lists for average savings on single storey homes designs.

e.            For the avoidance of doubt, average instant savings for other areas/regions may differ from the Brisbane price list area.

f.             must, and will be taken to, accept these terms and conditions.

5.0          Conditions for Promotion

5.1          To take advantage of the Promotion, if you are a client of Coral Homes, you:

a. must enter into a preliminary agreement with Coral Homes during the Promotion Period;

b. must enter into a construction contract for a Coral Home with Designer inclusions;

c. must, and will be taken to, accept these terms and conditions.


2019 Luxury Bundle Terms and Conditions

The “Designer Luxury Bundle” promotion (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929 and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 50792 / 1014053 and NSW OFT 62084C (Coral Homes) subject to the terms and conditions set out in this document (Terms and Conditions).

Promotion Period and availability

1. Subject to these Terms and Conditions, the Promotion commences at 10:00am on Tuesday, 1th January 2019 and continues, until such time as the Promotion is terminated, cancelled or suspended by Coral Homes in its absolute discretion. (Promotion Period).

2. The Promotion is only available:

a. during the Promotion Period;

b. in respect of new preliminary agreements entered into:

i. between Coral Homes and retail consumers;

ii. in respect of those homes with the “Designer” specification; and

iii. based on Coral Homes’ Designer price lists from 1th January 2019.

Definitions

3. For the purposes of these Terms and Conditions, unless the context clearly indicates otherwise:

a. “Designer specification”, in respect of homes, means those homes which are the subject of Coral Homes’ “Designer inclusions”. A copy of the full Designer specification may be obtained at a Coral Homes display centre or may be viewed here.

b. “Simply Standard” means each of the inclusions specified in paragraphs 8 and 13-22 inclusive

c. “Luxury Bundle” has the meaning given in paragraph 8 and 13-22 inclusive

d. “Single Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the following design ranges as specified in Coral Homes’ “2018 Product Guide” publication, a copy of which may be obtained from your Coral Homes display centre:

i. Urban Living (note that geographic restrictions apply to the availability of Urban Living homes)

ii. Single Storey Homes Narrow Lots;

iii. Single Storey Homes Traditional Lots; and

iv. Acreage Homes.

e. “Two Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the “Two Storey Homes” range as specified in Coral Homes’ “2018 Product Guide” publication. Note that geographic restrictions apply to the availability of two storey homes.

f. “Ensuite”, in respect of a home, means the bathroom adjoining the master bedroom as shown in Coral Homes’ standard plans, as specified in Coral Homes’ “2018 Product Guide” publication.

g. “Bathroom” or “Bathrooms”, in respect of a home, means bathrooms, powder rooms and WC’s except for the Ensuite as defined in paragraph 3(f), as shown in Coral Homes’ standard plans and specified in Coral Homes’ “2018 Product Guide” publication.

Conditions of Promotion

4. To the maximum extent permitted by law, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.

5. Due to the continuing development of Coral Homes’ designs and products, to the maximum extent permitted by law, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

6. The Promotion is only available in respect of certain Coral Homes’ homes with the applicable inclusions specification and in certain geographic areas. The Promotion is not available:

a. for homes with Coral Homes’ Elegance inclusions specification; or

b. in conjunction with any other promotion, offer or inclusions specification unless otherwise approved in writing by an authorised representative of Coral Homes’ Head Office; or

c. in certain geographic areas. Please speak with your Coral Homes sales consultant to ensure availability of the Promotion and/or inclusions in respect of the location of your proposed home.

7. The Promotion shall be governed in accordance with the laws of the State or Territory in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts of that State or Territory.

Options

8. There are seven (7) inclusive options available for $2,499 in connection to the Promotion (Options). Availability of Options will depend upon whether the home is an “Urban Living”, Single Storey “Narrow Lots”, Single Storey “Traditional Lots”, “Acreage” or “Two Storey” Home. The Options are as follows:

OPTION 1 – KITCHEN UPGRADES

In respect of all homes, and subject to payment of no additional amount:

  • 20mm Caesarstone® bench tops
  • A choice of Caesarstone colours from Coral Homes’ standard range
  • Overhead cupboards 2x 900mm above cooktop bench
  • Overhead cupboards to above fridge space

OPTION 2 – APPLIANCE UPGRADES

In respect of all homes and subject to payment of an additional amount of $999 (inclusive of GST) being in addition to the price payable in respect of the relevant home:

A choice of appliance options as follows:

Free Standing Oven

  • 900mm stainless steel freestanding cooker
  • 900mm stainless steel rangehood

Built-in Oven

  • 900mm stainless steel under bench oven
  • 900mm frameless ceramic cooktop
  • 900mm stainless steel canopy rangehood

OPTION 3 – BATHROOM UPGRADES

In respect of all homes, and subject to payment of no additional amount:

  • 20mm Caesarstone® vanity bench tops
  • A choice of Caesarstone colours from Coral Homes’ standard range
  • Extended tile height to 2100mm on vanity wall
  • Semi frameless shower screens with pivot action door
  • Pin shower rail
  • A choice of Artisan round or square profile above counter basins to suit Arlo chrome wall mounted basin tapware set
  • Custom designed wall hung vanity cabinets with all doors (no drawers)
  • Laminate colours and handle ranges from Coral Homes’ standard range
  • Slimline mirror with polished edge extending from vanity to over bath
    • Note that this option is not available for all homes as it is dependent on the floor plan of the Ensuite and Bathroom.

OPTION 4 – INTERIOR

In respect of all homes, and subject to payment of no additional amount:

  • National Broadband Network Provision
  • Mirror sliding doors to bedroom
  • 760mm wide laminated laundry cabinet with drop in tub
  • A choice of 1200mm wide timber front entry door; or
  • A choice of 2x 820mm wide timber front entry doors (Design specific)
  • A choice of stained or painted finish
  • A choice of styles

OPTION 5 – EXTERIOR

In respect of all homes, and subject to payment of no additional amount:

OPTION 6 – 2550MM HIGH CEILINGS

Option 6 ‘2550mm High Ceilings’ is only available in conjunction with the 'create the Display Home Look' available for $2,499.

Option 6 ‘2550mm High Ceilings’ available from 1/04/19 to 21/04/19, in respect of Single Storey Homes and subject to payment of an additional amount of $999 (inclusive of GST) for “Urban Living”, Single Storey Homes “Narrow Lots” and Two Storey Homes; or $1,499 (inclusive of GST) for Single Storey Homes “Traditional Lots” and “Acreage“  (being in addition to the price payable in respect of the relevant home):

9. In order to take advantage of the Promotion, you can choose any of the above Options providing all other conditions are met.

10. Further descriptions and full details of these Options, including the relevant Inclusions (as applicable) are set out in further detail below in paragraphs 13 to 19 inclusive.

11. To take advantage of the Promotion, if you are a client of Coral Homes building a home with the Designer specification, you:

a. must enter into a preliminary agreement with Coral Homes during the Promotion Period;

b. must enter into a construction contract with Designer inclusions;

c. must, in relation to Promotion, pay an amount of $2,499 in addition to the price of the chosen home design

d. must, in relation to Option 2, pay an amount of $999 in addition to the price of the chosen home design;

e. must, in relation to Option 6, and specifically in relation to “Urban Living” Single Storey “Narrow Lot”, “Acreage” and Two Storey homes, pay an amount of $1,999, and in relation to Single Storey “Traditional Lot” homes pay an amount of $1,999; being in addition to the price of the chosen home design

f. must, and will be taken to, accept these terms and conditions.

Additional conditions for all Options and Inclusions

12. You will not be given a credit for the deletion of any Inclusion. Each of the Options and Inclusions are not redeemable for cash and are not transferrable.

13. Additional conditions for Inclusion Option 1

  • Stone kitchen bench tops
  • 20mm Caesarstone kitchen bench tops in colours selected from the “Coral Homes” range at time of Colour appointment.

Please Note: Only one (1) colour can be selected for kitchen.

Overhead cupboards to cooktop bench

  • Two (2) laminated overhead cupboards, each with two (2) doors above cooktop kitchen bench – one (1) each to either side of the canopy rangehood (each a maximum size of 900mm wide x 300mm deep).
  • Overhead cupboards to fridge space
  • One (1) laminated overhead cupboard, with two (2) doors above fridge space (a maximum of 390mm high x 300mm deep). Fridge space overhead cupboards to be positioned 1805mm from concrete floor level.

  • Technika CHEM52C9S-2 900mm canopy rangehood with ducting through ceiling space to eave

15. Additional conditions for Inclusion Option 3

Stone vanity bench tops

20mm Caesarstone vanity bench tops in colours selected from the “Coral Homes” range at time of Colour appointment.

Please Note: Only one (1) colour can be selected for bathroom/s, ensuite and powder room (where applicable).

Tiling

For this Inclusion, the floor tiling to main bath vanity wall will be as nominated on Coral Homes’ standard floor covering layouts. You may ask a Coral Homes sales consultant for the floor covering layout of your chosen home design. If you choose this Inclusion:

a. the tiles must be selected from the Builder’s specified range

b. tiling will be plain straight laying pattern only;

c. you may be charged additional costs for:

i. larger tiles;

ii. any floor tiles you select that require diamond blade cutting; and

iii. any additional laying costs per square metre for different laying pattern

iv. any additional laying costs per square metre for any rectified edge floor tiles; and

e. you must nominate tiles at the time of tile selection appointment.

Semi frameless shower screens

Shower screens to be semi-frameless overlap clear laminated glass enclosures with a pivot door, or as nominated on Builders working drawings.

Note: Should design as standard include a three (3) door sliding shower screen due to size restrictions, a fully framed shower enclosure will be provided.

A choice of above counter basins

In order to take advantage of Option 3 you may choose one only of the below two product options for your home.

Product option 1:

Phoenix Arlo tapware:

Wall basin mixer set; and

Shower wall mixer; and

Bath mixer set

Product option 2:

Provide custom designed wall hung vanity cabinets in lieu of standard Designer inclusions vanity cabinets, including the following:

“Coral Homes” range of designer handles to be selected at time of colour appointment

Laminate colour to be selected from Builder’s standard range at time of colour appointment

Laminate colours to vanity base fronts to be nominated at colour appointment

Slimline vanity mirror extended over bath

700mm high slimline polished edge mirror extending from vanity to over bath

Note: This option is limited to certain home designs. Please speak to a Coral Homes new home consultant for more information.

16. Additional conditions for Inclusion Option 6

1200mm wide timber front entry door

Provide a 1200mm wide or 820mm wide x 2040mm high external hinged door (selected from builder's standard range) with clear glazing

Includes stained timber door and door frame with clear glazing to door and sidelight (if applicable to chosen home design) and weather seal.

17. Additional conditions for Inclusion Option 7

2550mm high ceilings

Ceiling height to single storey homes to be 2550mm.

Provide brickwork above front elevation window openings and front entry door. Excludes infill panel above garage door which will have painted fibre cement panels above.

Note: Standard ceiling height is 2400mm

Colorbond Roof and Steel Frame Package

The “Colorbond® Roof and Steel Frame” promotion (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929 and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 50792 / 1014053 and NSW OFT 62084C (Coral Homes) subject to the terms and conditions set out in this document.

Subject to these terms and conditions, the Promotion commences at 10:00am on Saturday 3rd November 2018 (Promotion Period).

The Promotion is only available during the Promotion Period in respect of new preliminary agreements entered into with Coral Homes during the Promotion Period.

Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion and without notice.

Due to the continuing development of Coral Homes’ designs and products, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

Please Note: Some non-structural framing elements including but not limited to framing battens to cladded walls and soffit framing battens will remain timber.

The Promotion is not available:

for "Urban Living" range homes; or

in geographic regions other than those stated in these terms and conditions; or

in conjunction with any other promotion, offer or inclusions specification unless otherwise stated in writing by Coral Homes’ Head Office; or

for wind ratings N4/C1 or greater; or

for homes located near salt water where manufacture warranties are less than 50 years. Due to salt water influence, further costs which are not included in this promotion are applicable. Coral Homes’ Head Office will obtain confirmation from the manufacturer and reserve the right to cancel this offer due to salt water.

The promotion is available at no cost from 1/04/19 to 21/04/19 in the following Coral Homes’ price list regions:

You:

a. must enter into a preliminary agreement with Coral Homes during the Promotion Period;

Furthermore, this offer is only available in limited numbers, Coral Homes reserves the right to change the availability without notice.

Colorbond Steel Roof

Colorbond steel Custom Orb profile sheet metal roof with one (1) turbine roof ventilator.

Sheet metal roof to be selected from the Builder’s standard range of colours and profiles at time of colour appointment (additional costs will apply should the owner nominate stainless steel or ultra roofing to suit a saline environment).

Note: Colorbond Custom Orb sheet metal roof complies with AS1562.1 - 1992 Design and installation of sheet roof and wall cladding - Metal.

Steel Frame and Trusses

Provide structural steel frame and roof trusses.

Steel framing to remain at 600mm stud spacings and roof truss spacings to be 1200mm

Fixed Price Home and Land With Zero to Pay Up Front

The “Fixed Price Home and Land with Zero to Pay Up Front” promotion (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929 and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 50792 / 1014053 and NSW OFT 62084C (Coral Homes) subject to the terms and conditions set out in this document.

Subject to these terms and conditions, the Promotion commences at 10:00am on Saturday, 4th July 2015 (Promotion Period).

1. For the purposes of these Terms and Conditions unless the context clearly indicates otherwise:

a. “Change” means any variation, change, modification or additional item in respect of the structure, external modifications, roof, insulation, internal area, wet area, kitchen, appliances, finishes or external works of the home which are made available from Coral Homes from time to time.

b. “Standard Design” means the standard design for a home as published by Coral Homes from time to time.

2. Where the home is:

a. a single storey home, there must be no more than:

i. 18 Changes to the Standard Design for the home (including those specified in the price of the home and land package)

b. a two storey home, there must be no more than:

i. 18 Changes to the Standard Design for the home (including those specified in the price of the home and land package)

3. For the purposes of clause 2, any Changes to the home which arise from any promotions of Coral Homes made available from time to time in respect of the home or home design shall not be included in the calculation of the number of Changes.

4. Subject to clauses 2 and 3, the only permitted Changes to the home or home design of a structural nature will be in respect of:

a. changes to the pitch of the roof for the home;

b. adding or deleting eaves for the home;

c. building the home to boundary walls for the block on which the home is built;

d. having higher ceilings than the standard for the home;

e. allowing for under eave bulkheads for the home where it is a one storey home only;

f. addition of a façade option to the home;

g. use of a steel frame for the home;

h. using integrated slabs in respect of the home; or

i. any current display home option without further reconfiguration

Otherwise, no structural Changes to the home shall be permitted.

5. Other than in connection with those Changes contemplated by clause 4 and subject at all times to clause 6, there must be:

a. no Changes to the building footprint for the home; and

b. no reconfiguring of the standard plan for the home.

6. The Changes contemplated by clause 4 will not be permitted by way of a variation to your building contract with Coral Homes after such building contract has been signed by all parties.

7. You must promptly provide to us all required information and mandatory items in order for Coral Homes to prepare your quotation; this includes:

a. Disclosure documentation

b. Plan of Development or building envelope

c. Acoustic reports

d. Bushfire reports

e. Covenants

8. Modified Standard Plans (MSP) and Owner Supplied Plans (OSP) are excluded from the Promotion.

9. Subject to these Terms and Conditions being met, Coral Homes will provide a fixed price quotation for your home and land package

10. Acceptance of the quotation will be in the form of a signed Preliminary Agreement at which time you will be required to pay an initial deposit so that Coral Homes can conduct testing on your block. Please refer to your Sales Consultant regarding the amount required for the initial deposit in your region, and for further conditions surrounding your Preliminary Agreement. The initial deposit is nonrefundable, but is deducted from the contract price by way of a reduction to the 5% deposit on your new home should you enter into a building agreement with Coral Homes for the building works.

11. The balance of your 5% deposit is payable on signing a contract with Coral Homes.

12. Coral Homes reserves the right to refuse the Promotion if any of the above conditions are not met, or if site conditions or Local Authority requirements dictate further changes are necessary beyond those noted above.

13. Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion at any time and without notice to you prior to you entering into a preliminary agreement with Coral Homes

14. The Promotion may not be available in certain geographic areas. Please speak with your Coral Homes sales consultant to ensure availability of the Promotion in respect of the location of your proposed home.

15. These Terms and Conditions shall be governed in accordance with the law of the State in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts in that State.

16. These Terms and Conditions constitute the entire agreement between Coral Homes and you in respect of the Promotion. Any change or variation to these Terms and Conditions must be in writing.

17. You must not assign or otherwise deal with these Terms and Conditions or any rights or obligations under these Terms and Conditions, without the prior written consent of Coral Homes.

18. You are not entitled to rely on the words or conduct of Coral Homes as a waiver of any right pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Coral Homes.

19. All notices given in connection with these Terms and Conditions may be given by personal delivery, certified mail, e-mail, facsimile or any other customary means of communication

20. If any provision of these Terms and Conditions is invalid under the law of any jurisdiction, the provision is enforceable in that jurisdiction to the extent that it is not invalid, whether it is in severable terms or not. This clause does not apply where enforcement of the provision of these Terms and Conditions in accordance with this clause would materially affect the nature or effect of the parties’ obligations under these Terms and Conditions.

21. In these Terms and Conditions a reference to a clause is a reference to a clause of these Terms and Conditions

22. Due to the continuing development of Coral Homes’ designs and products, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

Style Refined

The Elegance STYLE REFINED promotion (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929 and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 50792 / 1014053 and NSW OFT 62084C (Coral Homes) subject to the terms and conditions set out in this document (Terms and Conditions).

Promotion Period and availability

1. Subject to these Terms and Conditions, the Promotion commences at 10:00am on Monday 26th March 2018 and continues until such time as the Promotion is terminated, cancelled or suspended by Coral Homes in its absolute discretion. (Promotion Period).

2. The Promotion is only available:

a. during the Promotion Period;

b. in respect of new preliminary agreements entered into:

i. between Coral Homes and retail consumers;

ii. in respect of those homes with the “Elegance” specification; and

iii. based on Coral Homes’ Elegance price lists effective 26th March 2018.

Definitions

3. For the purposes of these Terms and Conditions, unless the context clearly indicates otherwise:

a. “Elegance specification”, in respect of homes, means those homes which are the subject of Coral Homes’ “Elegance inclusions”. A copy of the full Elegance specification and Elegance brochure may be obtained at a Coral Homes display centre or may be viewed at www.coralhomes.com.au/new-homes/inclusions/elegance.

b. “Inclusions”, in the case of the single storey option means each of the inclusions specified in paragraph 8, single storey option and, in the case of the two storey option, means each of the inclusions specified in paragraph 8, two storey option.

c. “Option” has the meaning given in paragraph 8.

d. “Single storey option” and “two storey option” mean those Options specified in paragraph 8

e. “Single Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the following design ranges as specified in “The 2018 Product Guide” publication, a copy of which may be obtained from your Coral Homes display centre

i. Single Storey Homes Narrow Lots;

ii. Urban Living homes

iii. Single Storey Homes Traditional Lots; and

iv. Acreage homes.

f. “Two Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the “Two Storey Homes” range as specified in “The 2018 Product Guide” publication.

Conditions of Promotion

4. To the maximum extent permitted by law, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.

5. Due to the continuing development of Coral Homes’ designs and products, to the maximum extent permitted by law, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

6. The Promotion is only available in respect of certain Coral Homes’ homes with the applicable design inclusions specifications and in certain geographic areas.

7. The Promotion shall be governed in accordance with the laws of the State or Territory in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts of that State or Territory.

Options

8. There are two (2) options available in connection to the Promotion (Options). Each option will depend upon whether the home is a Single Storey Home or Two Storey Home. The Options are as follows:

SINGLE STOREY OPTION

In respect of Single Storey Homes and subject to payment of no additional amount for Single Storey Homes Narrow Lots and Urban Living; or $1,999 (inclusive of GST) for Traditional Lot and Acreage homes (being in addition to the price payable in respect of the relevant home types:

a. Ducted air conditioning; and

b. Carpet and tiling,

provided that tiling may be subject to additional costs and charges, as detailed below.

TWO STOREY OPTION

In respect of all Two Storey Homes and subject to payment of no additional amount to the price payable in respect of the relevant home:

a. Ducted air conditioning;

b. Carpet and tiling; and

c. Outdoor finishing pack,

provided that tiling and/or outdoor finishing pack may be subject to additional costs and charges, as detailed below.

9. In order to take advantage of the Promotion, you must choose (and you are only entitled to choose) the option based on your house type. You cannot choose more than one of the above Options as part of the Promotion. If you choose more than one of the above Options, Coral Homes may in its absolute discretion cancel or suspend your right to participate in the Promotion.

10. Further descriptions and full details of these Options, including the relevant Inclusions (as applicable) are set out in further detail below.

Conditions for Single Storey Homes

11. To take advantage of the Promotion, if you are a client of Coral Homes building a “Single Storey Home” with Elegance specification, you must

a. enter into a preliminary agreement with Coral Homes during the Promotion Period;

b. must enter into a construction contract for a Coral Homes Single Storey Home with Elegance inclusions;

c. must and specifically in relation to “Single Storey Homes Narrow Lots” and “Urban Living”, pay no additional amount to the price of the chosen home design;

d. must and specifically in relation to “Single Storey Homes Traditional Lots” and “Acreage” homes, pay an amount of $1,999 in addition to the price of the chosen home design; and

e. must, and will be taken to, accept these terms and conditions.


Conditions for Two Storey Homes

12.  To take advantage of the Promotion, if you are a client of Coral Homes building a “Two Storey Home” with Elegance specification, you:

a. must enter into a preliminary agreement with Coral Homes during the Promotion Period;
b. must enter into a construction contract for a Coral Homes Two Storey Home with Elegance inclusions;
c. must pay no additional amount to the price of the chosen home design; and
d. must, and will be taken to, accept these terms and conditions.

Additional conditions for all Options and Inclusions

13.  You will not be given a credit for the deletion of any Inclusion. Each of the Options and Inclusions are not redeemable for cash and are not transferrable.

Additional conditions for Inclusion Options for single and two storey homes

Carpet Inclusion

14.  For this Inclusion, the carpet to areas of the home will be as nominated on Coral Homes’ standard floor covering layouts. You may ask a Coral Homes sales consultant for the floor covering layout of your chosen home design.  If you choose this Inclusion:

a.  the carpet must be selected from Carpet Call’s “In the Loop” range;
b.  you may choose from six colours;
c.  the carpet includes 7mm foam underlay; and
d.  you must nominate the carpet colour at the time of your colour appointment.

Tiling Inclusion

15.  For this Inclusion, the floor tiling to main floors (which you may select from the Builder’s specified range) will be as nominated on Coral Homes’ standard floor covering layouts.  You may ask a Coral Homes sales consultant for the floor covering layout of your chosen home design.  If you choose this Inclusion:

a. tiling will be plain straight laying pattern only;
b. the floor tiles available for the Tiling Option may be up to 450mm x 450mm;
c. you may be charged additional costs for:

i. larger tiles;

ii. tiles outside Coral Homes standard range;
iii. any floor tiles you select that require diamond blade cutting; and
iv. any additional laying costs per square metre for any rectified edge floor tiles (porcelain); and

d. you must nominate tiles at the time of tile selection appointment.

Additional conditions for two storey offer

Outdoor Finishing Pack

16. Provide plain light broom finish reinforced concrete slab integrated to main house slab to outdoor living area with smooth cover grade finish as per standard plan or up to a maximum area of 16m2

17.  Provide tiling suitable for external use (selected from Coral Homes’ standard range) to outdoor living area on existing integrated concrete slab as per standard plan or up to a maximum area of 16m2

a. tiling will be plain straight laying pattern only;
b. the floor tiles available for the Tiling Option may be up to 450mm x 450mm;
c. you may be charged additional costs for:

i. larger tiles;

ii. tiles outside Coral Homes standard range;
iii. any floor tiles you select that require diamond blade cutting; and
iv. any additional laying costs per square metre for any rectified edge floor tiles (porcelain);
d. a metal angle will be used 75mm in from slab edge to maintain a visual barrier; and

e. you must nominate tiles at the time of tile selection appointment.

Additional conditions for Inclusion for single and two storey homes

Fully Ducted Air Conditioning

18. The air conditioner unit size will be determined by Coral Homes and varies depending on the choice of home design.  The size of unit, zones and outlets are determined by Coral Homes and include an isolating switch.  All Daikin air conditioning systems which may be included in this Promotion consist of 4 zones and include a standard inverter.

19.  To the maximum extent permitted by law, Coral Homes gives no guarantee, warranty or representation in respect of any air conditioning provided in connection with this Promotion.  You may have consumer guarantees under the Australian Consumer Law that may apply.  Furthermore, Daikin provides a 5 year warranty on the air conditioning unit and control.  You should refer to the Daikin web site for more information.

20.  The Promotion ducted air conditioning Inclusions option is based on a 6m setback and underground power being available to the site.  If the system requires an upgrade to three (3) phase power this is included in the Promotion.


Express to Contract

​The “Express to Contract” promotion (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929 and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 50792 / 1014053 and NSW OFT 62084C (Coral Homes, our, us) subject to the terms and conditions set out in this document (Terms and Conditions).

Subject to these Terms and Conditions, the Promotion commences at 8:30am on 18th October 2014 and will continue to be available unless terminated earlier by Coral Homes in accordance with these Terms and Conditions (Promotion Period).

The Promotion is only available for homes being constructed in Queensland. Please speak with your Coral Homes sales consultant to ensure availability of the Promotion and/or permitted Changes in respect of the location of your proposed home.

The Promotion is only available during the Promotion Period in respect of new preliminary agreements entered into with Coral Homes where you have selected the “Express to Contract” service.

Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion at any time before you enter into an agreement for Coral Homes’ to provide the Express to Contract service and without notice to you.

If you elect to use the “Express to Contract” service, Coral Homes will use reasonable commercial endeavours to deliver you your new home contract and get started on the construction of your home sooner than our standard contracting arrangements.

The term “Express to Contract” refers to Coral Homes’ service known as the “Express to Contract” service.

Express to Contract Terms and Conditions

1. For the purposes of these Terms and Conditions unless the context clearly indicates otherwise:

a. “Change” means any variation, change, modification or additional item in respect of the structure, external modifications, roof, insulation, internal area, wet area, kitchen, appliances, finishes or external works of the home which are made available from Coral Homes from time to time.

b. “Standard Design” means the standard design for a home as published by Coral Homes from time to time.

2. Where the home is:

a. a single storey home, there must be no more than:

i. if the home is the subject of a home and land package, 18 Changes to the Standard Design for the home; or

ii. otherwise, 12 Changes to the Standard Design for the home.

b. a two storey home, there must be no more than:

i. if the home is the subject of a home and land package, 18 Changes to the Standard Design for the home; or

ii. otherwise, 8 Changes to the Standard Design for the home.

3. For the purposes of clause 2, any Changes to the home which arise from any promotions of Coral Homes made available from time to time in respect of the home or home design shall not be included in the calculation of the number of Changes. 

​4. Subject to clauses 5 and 6, the only permitted Changes to the home or home design of a structural nature will be in respect of:

a. changes to the pitch of the roof for the home;

b. adding or deleting eaves for the home;

c. building the home to boundary walls for the block on which the home is built;

d. having higher ceilings than the standard for the home;

e. allowing for under eave bulkheads for the home where it is a one storey home only;

f. addition of a façade option to the home;

g. use of a steel frame for the home;

h. using integrated slabs in respect of the home; or

i. any current display home option without further reconfiguration

Otherwise, no structural Changes to the home shall be permitted.

5. Other than in connection with those Changes contemplated by clause 4 and subject at all times to clause 6, there must be:

a. no Changes to the building footprint for the home; and

b. no reconfiguring of the standard plan for the home.

6. The Changes contemplated by clause 4 will not be permitted by way of a variation to your building contract with Coral Homes after such building contract has been signed by all parties.

7. You must promptly provide to us all required information and mandatory items in order for Coral Homes to prepare your building contract.

8. The “Express to Contract” promotion is available only in respect of the standard homes of Coral Homes or homes with Designer or Elegance inclusions.

9. Modified Standard Plans (MSP) and Owner Supplied Plans (OSP) are excluded from the “Express to Contract” promotion.

10. Coral Homes reserves the right to refuse the “Express to Contract” service if any of the above conditions are not met, or if site conditions or Local Authority requirements dictate further changes are necessary beyond those noted above.

11. These Terms and Conditions shall be governed in accordance with the law of the State in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts in that State.

12. These Terms and Conditions constitute the entire agreement between Coral Homes and you in respect of the “Express to Contract” Promotion. Any change or variation to these Terms and Conditions must be in writing.

13. You must not assign or otherwise deal with these Terms and Conditions or any rights or obligations under these Terms and Conditions, without the prior written consent of Coral Homes.

14. You are not entitled to rely on the words or conduct of Coral Homes as a waiver of any right pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Coral Homes.

15. All notices given in connection with these Terms and Conditions may be given by personal delivery, certified mail, e-mail, facsimile or any other customary means of communication to the party’s address specified in the relevant building contract.

16. If any provision of these Terms and Conditions is invalid under the law of any jurisdiction, the provision is enforceable in that jurisdiction to the extent that it is not invalid, whether it is in severable terms or not. This clause does not apply where enforcement of the provision of these Terms and Conditions in accordance with this clause would materially affect the nature or effect of the parties’ obligations under these Terms and Conditions.

17. In these Terms and Conditions a reference to a clause is a reference to a clause of these Terms and Conditions

The value of the Changes available pursuant to this Promotion will vary depending on your chosen Changes to the home design.

Due to the continuing development of Coral Homes’ designs and products, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

Fixed Price Guarantee

​The Fixed Price Guarantee applies to Contracts entered into by Coral Homes Pty Ltd (ACN 011 032 929), Coral Homes Qld Pty Ltd (ACN 097 304 062), QBCC 50792 / 1014053 and NSW OFT 62084C, and Gill Constructions Pty Ltd (ACN 165 524 185), BLD 260339 (Coral Homes, our, us), subject to the terms and conditions set out in this document (Terms and Conditions).

Our Fixed Price Guarantee is intended to help you build a new home by providing certainty. Before commencing construction, Coral Homes will specify in your Contract a fixed price for the building and site works specified in the Contract. This provides you with the knowledge that there are no hidden extra costs.

Prior to construction, we will agree with you a fixed price in respect of the costs of construction of your house and associated site works in accordance with the specifications of your Contract.

Fixed Price Guarantee Terms and Conditions

1. For the purposes of these Terms and Conditions:

(a) Site Works means costs of the minimum site works for compliance with building and statutory requirements which are associated with labour, material, plant hire, sewerage connection, rock excavation, stormwater connection, water connection and additional engineering requirements (apart from extra costs associated with raising building platforms/floor levels).

(b) Mandatory Items includes in respect of the site, the registered plan, contour survey, soil test, supervisor site inspection including public risk assessment, natural gas form, location of water service connection point, recycled water availability including location of connection point, telecommunication service information including location of connection point, sewer information including “as constructed” stormwater plans clearly indicating all dimensions of mains from boundaries and surface levels/invert levels of both the mains and the house connections points, stormwater information including “as constructed” stormwater plans clearly indicating all dimensions of mains from boundaries and surface levels/invert levels of both the mains and the house connection points, preliminary town planning assessment and covenant requirements and any other information as we may reasonably require.

(c) Contract refers to your New Home Construction Contract, New Home Tender and any Post Contract Variations signed prior to the commencement of the construction of your house.

​2. Subject to clause 3 of these Terms and Conditions, Coral Homes represents and warrants that the costs of construction of the house and Site Works in accordance with the specification set out in the Contract will be for a fixed amount as specified in the Contract (Fixed Price Guarantee).

3. The Fixed Price Guarantee does not apply to preliminary contracts entered into before you provide the Mandatory Items to us.

4. You must promptly provide to us all required information and Mandatory Items in order for Coral Homes to provide you with a Fixed Price Guarantee.

5. These Terms and Conditions shall be governed in accordance with the law of the State in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts in that State.

6. To the extent of any inconsistencies between these Terms and Conditions and your Contract, the Contract shall prevail.

7. You are not entitled to rely on the words or conduct of Coral Homes as a waiver of any right pursuant to these Terms and Conditions unless that waiver is in writing and signed by an authorised representative of Coral Homes.

8. Coral Homes reserves the right to vary, terminate or suspend the operation of the Fixed Price Guarantee offer in its absolute discretion, without notice, at any time provided that such variation, termination or suspension shall have no affect on existing building contracts at such time.

Inspiring Kitchen Designs

Inspiring Kitchen Designs promotion (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929 and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 50792 / 1014053 and NSW OFT 62084C (Coral Homes) subject to the terms and conditions set out in this document.

Subject to these terms and conditions, the Promotion commences at 10:00am on Sunday 1 July 2018 (Promotion Period).

The Promotion is only available during the Promotion Period in respect of new preliminary agreements entered into with Coral Homes being for homes with Elegance specification.

Coral Homes reserves the right to vary, terminate or suspend the operation of the Promotion in its absolute discretion and without notice.

The term “Elegance specification” refers to Coral Homes’ “Elegance inclusions”. A copy of the full Elegance specification and Elegance brochure can be obtained from a Coral Homes sales consultant or can be viewed at www.coralhomes.com.au/inclusions/elegance.

Due to the continuing development of Coral Homes’ designs and products, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

The Promotion is not available:

  • for homes with Coral Homes’ Designer inclusions specification; or
  • in conjunction with any other promotion, offer or inclusions specification unless otherwise stated in writing by Coral Homes’ Head Office.

Further, the Promotion may not be available in certain geographic areas. Please speak with your Coral Homes sales consultant to ensure availability of the Promotion and/or inclusions in respect of the location of your proposed home.

The options made available to choose from in connection to the Promotion (Inclusions) are:

  • Global Chef kitchen; or
  • Neo Modern kitchen; or
  • Hamptons kitchen

Further descriptions and full details of these Inclusions are set out in further detail below.

To take advantage of the Promotion, each client of Coral Homes building a home with Elegance specification:

  • must enter into a construction contract for a Coral Homes home with Elegance inclusions
  • must choose one only of the three Inclusions options stated above
  • must pay an amount of $5,999 for Global Chef Kitchen or Neo Modern Kitchen, or $4,999 for Hamptons Kitchen in addition to the advertised price of the chosen home design in Elegance inclusions
  • will be taken to accept these terms and conditions.

Credits will not be given for the deletion of any Inclusion option. The Inclusions are not redeemable for cash and are not transferrable.

The value of the Promotion inclusions will vary depending on your chosen home design.

  • Note: This includes a 300mm overhang to island bench (design specific).
  • 20mm thick Caesarstone with 20mm edge to cooktop benchtop in colours selected from the “Deluxe” range at the time of colour appointment.
  • Doors to have Laminex Formwrap ‘Satin Finish’ in ‘Settler’ profile. Interiors to be white melamine modular units. Including island gable panels.

Effective 1st November 2018

The Two Storey Summer Value Offer (Promotion) is being conducted by Coral Homes Pty Ltd ACN 011 032 929 and Coral Homes Qld Pty Ltd ACN 097 304 062, QBCC 50792 / 1014053 and NSW OFT 62084C (Coral Homes) subject to the terms and conditions set out in this document (Terms and Conditions).

1.0 Promotion Period and availability

1.1 Subject to these Terms and Conditions, the Promotion commences at 10:00am on Saturday, 3rd November 2018 and continues until such time as the Promotion is terminated, cancelled or suspended by Coral Homes in its absolute discretion. (Promotion Period).

1.2 The Promotion is only available:

a. during the Promotion Period;

b. in respect of new preliminary agreements entered into:

i. between Coral Homes and retail consumers;

ii. in respect of those homes with the “Designer” or “Elegance” specification; and

iii. based on Coral Homes’ applicable price lists effective 1st November 2018.

2.0 Definitions

2.1 For the purposes of these Terms and Conditions, unless the context clearly indicates otherwise:

a. “Designer specification”, in respect of homes, means those homes which are the subject of Coral Homes’ “Designer inclusions”. A copy of the Designer specification may be viewed at https://coralhomes.com.au/new-homes/inclusions/designer, alternatively a Designer brochure may be obtained at a Coral Homes display centre.

b. “Elegance specification”, in respect of homes, means those homes which are the subject of Coral Homes’ “Elegance inclusions”. A copy of the Elegance specification may be viewed at https://coralhomes.com.au/new-homes/inclusions/elegance, alternatively a Elegance brochure may be obtained at a Coral Homes display centre.

c. “Two Storey Homes”, in respect of a home, means those Coral Homes’ home designs constituting the “Two Storey Homes” range as specified in “Product Guide 2018” publication.

3.0 Conditions of Promotion

3.1To the maximum extent permitted by law, Coral Homes reserves the right to vary, suspend, cancel or terminate the Promotion, the operation of the Promotion or these Terms and Conditions in its absolute discretion and without notice.

3.2 Due to the continuing development of Coral Homes’ designs and products, to the maximum extent permitted by law, Coral Homes reserves the right to alter its product specifications and suppliers at any time and without notice.

3.3 The Promotion is only available in respect of Two storey Coral Homes’ homes with the applicable design inclusions specifications.

3.4 The Promotion is not available:

a. in Port Macquarie price list areas; or

b. in conjunction with any other promotion, offer or inclusions specification unless otherwise approved in writing by an authorised representative of Coral Homes’ Head Office.

Please speak with your Coral Homes sales consultant to ensure availability of the Promotion and/or inclusions in respect of the location of your proposed home. Note that geographic restrictions may apply to Two Storey Homes.

3.5 The Promotion shall be governed in accordance with the laws of the State or Territory in which your home is being constructed or is to be constructed. You submit to the non-exclusive jurisdiction of the courts of that State or Territory.

4.0Bonus Spend/Voucher Value

4.1The bonus spend offer can be spent on any upgrade outside the standard inclusion or Designer façadeexcluding Site Works.

4.2The bonus spend value is not redeemable for cash or credit and is non-transferable.

4.3In the event for any reason the full value of the bonus spend is not used within the time frame stipulated by Coral Homes then that bonus spend (or portion of it) will be forfeited and no credit will be given for any value not spent.

4.4The value of the bonus spend is subject to the following qualifications, terms and conditions:

a.The bonus spend value will vary depending on your chosen home design and/or the geographic location in which the home will be constructed.

b.You may obtain the advertised bonus spend for your region at a Coral Homes display centres or at www.coralhomes.com.au/prices .

c.The advertised maximum stated bonus spend (of $23,700) is calculated based on homes with Elegance inclusions in the Newcastle/Central Coast price list area.

d.The average bonus spend for Two Storey Homes is $19,245.00 (inclusive of GST) in the Newcastle/Central Coast price list area.

e.The bonus spend of $22,100.00 (inclusive of GST) for Two Storey Homes is based on a Bronte 40. These price reductions are based on the Newcastle/central Coast price list area.

f.For the avoidance of doubt, bonus spend for other areas/regions may differ from the Newcastle/central Coast price list area.

5.0Conditions for Two Storey Homes

5.1To take advantage of the Promotion, customers of Coral Homesbuilding a “Two Storey Home”:

a. must enter into a preliminary agreement with Coral Homes during the Promotion Period;

b. must enter into a construction contract for a Coral Homes Two Storey Home within a reasonable time after entry into such preliminary agreement; and

c. must, and will be taken to, accept these terms and conditions.

6.0Additional conditions for all Options and Inclusions

Customers taking part in the Promotion will not be given a credit for the deletion of any Designer specification or Elegance specification inclusion. The bonus spend is not redeemable for cash and is not transferrable.
