Fast-tracking the Journey
Choosing Coral Homes’ Straight to Contract service skips the standard tender process and fast-tracks customers to the contract stage. This in turn, speeds up the construction stage, delivering an exciting home-build journey sooner than anticipated.
Step 1: New Home Selection
Building a home is an exciting milestone, whether you’re a first-time buyer, upsizing for a growing family, or downsizing for retirement. At Coral Homes, we make the process smooth with a comprehensive guide to help you every step of the way. For inspiration, browse our website to explore floorplans, virtual tours, and photo galleries, or visit our display homes in Queensland and New South Wales.
If you’re looking for land, we partner with Australian developers to offer home and land packages. If you already own land, we can help with floorplans, inclusions, and facades that suit your lot. Book an appointment with a New Home Consultant for a free cost estimate, where we’ll discuss standard features, promotions, and options to personalise your home. We’ll assist with siting your home on your land, reviewing developer guidelines, and, in some cases, offer a fixed price for peace of mind.
Step 2: Contract
If you’re building one of our popular designs with minimal or no changes, you can skip ahead to the “Straight to Contract” process. After reviewing your sales estimate, you’ll lock in your base house price and inclusions. A non-refundable fee of $2,500 will allow us to conduct the necessary site inspections, soil testing, contour surveys, and wind ratings, ensuring everything is ready for your contract. We will then prepare your HIA Building Contract along with full working drawings of your home.
Contract signing is a major milestone, marking the official start of your build, and includes fixed-price site costs based on your soil test and contour survey reports. The remaining 5% of the contract value is due at this stage.
Step 3: Colour, Electrical & Tile Selections
Selection appointments are an exciting part of the process where you’ll personalise your home with products and colours that suit your style and needs. Before your appointment, you’ll receive a colour selections guide for inspiration and to outline your options. With your completed guide, our interior designers will refine your choices to ensure your new home reflects your preferences. Feel free to bring along any Pinterest boards, mood boards, or colour concepts you have.
A consultant will work with you to create a lighting and electrical plan for your home during a private appointment, either in person or online. This is your chance to see your electrical plan come to life and ensure everything is tailored to your needs.
We’ll schedule an appointment with a Tile Consultant who will assist you in selecting the perfect tiles for your home. Prior to your appointment, you’ll receive a tile guide for inspiration to help you make the best choices.
Step 4: Building Approval
Once the contract is signed and your design is finalised, all necessary approvals will be prepared and lodged on your behalf. Your Pre-Site Coordinator will keep you informed about your project’s progress, including when the building approval has been lodged and received. You’ll need to provide proof of funds for your new build, either from a lending body or your personal bank account. If no lending is required, a joint account must be created.
Once the authority to commence construction is received, any outstanding items will be finalised, and your construction plans will be prepared. When all requirements are complete and the plans are signed, your site start will be issued.
Step 5. Construction
The construction of your new home begins with Site Start, where the project officially begins. Your Building Supervisor will provide weekly updates and allow you to inspect the site.
At the Base Stage, foundation works, drainage positioning, and the concrete slab are completed. The Frame Stage follows, where the house frame and roof trusses are built, giving your home structure. During the Roof Stage, the roof and gutters are installed, and in the Cladding Stage, windows, brickwork, and insulation are added.
In the Internal Linings Stage, plasterboard and cornices are installed, shaping your home’s interior. The Fixing Stage includes waterproofing, wet area tiling, kitchen joinery, and internal doors. Once the construction is complete, Practical Completion marks the final inspection to ensure everything meets industry standards.
Before Handover, a Client Inspection gives you the opportunity to review the home and resolve any outstanding issues. Your Building Supervisor will address these within ten working days, and you’ll be ready to arrange utilities and move in.
Step 6: Handover
Congratulations! Your new home is ready to move in to.
At the handover meeting, your Building Supervisor will guide you through your new home and offer guidance, and demonstrations on key aspects such as electrical systems, the foundations, general safety, pest control, and the proper care of your home’s features.
You will also receive relevant documentation, including warranties, and certificates of compliance. This documentation is essential for your future reference.
Step 7. Aftercare
To help you settle in, we provide you with a Service Program after handover. We will fix any of the minor items which may occur as a result of your new home settling. Your Service and Warranty Coordinator will remind you when the end of your service period is approaching. In QLD the service period is twelve months from practical completion and in NSW this period is three months.
Your home holds a structural builders warranty for a period of 6½ years in QLD and 6 years in NSW. Coral Homes partners with all the leading building suppliers, each of which comes with its own manufacturer’s warranty.
