A Unique Journey
Choosing the most suitable building process with Coral Homes is only a click away. From Straight to Contract, Standard Process or a Knock Down and Rebuild project, each unique build journey is catered to individuals, couples and families of all sizes.
Step 1: New Home Selection
For design inspiration, use our website’s home finder tool or Product Guide to explore floorplans that suit your lot and preferences. You can save favorites, compare designs, and view virtual tours. Visit our display homes in Queensland and New South Wales for a closer look at Coral homes.
Knock Down Rebuild customers can book a free cost estimate with a New Home Consultant. We’ll review home design options, site considerations, and account for any existing structures. Make sure to provide your Land Title or Survey and contact your local authority for a diagram of your lot.
Once satisfied with the quote, make a non-refundable $2,500 deposit. We’ll order preliminary reports (soil, contour, town planning, and service location). Ensure site access for testing. Reports may take 3-4 weeks. During this time, speak with your bank for pre-approval. If necessary, a second soil test will be done after demolition.
Step 2: Tender
Once your preliminary reports are ready, we will complete your tender request, which includes your home design, any modifications, selections, and a site work estimate. Our team will prepare a tender letter and preliminary plans (floor, elevation, and site plan) and schedule a tender appointment with you.
At the appointment, we will review your home inclusions, detailed site plan, and design, including the front facade. You can request changes and ask questions before signing the Tender. Take time to carefully review the Tender to ensure the design meets your expectations.
Once you accept the tender, a $1,000 preliminary payment is required to proceed to contract. We will then prepare your HIA building contract and full working drawings for your new home.
Step 3: Contract
We will request your HIA Building Contract, which includes site cost allowances, your chosen home design and facade, and any additional items from the tender stage. Your New Home Consultant will schedule a time to present and sign your contract.
During the contract signing appointment, review all contract details, inclusions, plans, and terms. Only sign once you are comfortable that everything discussed is in writing. Electronic signing via DocuSign is available, but ensure you understand all terms before proceeding. The balance of 5% of the contract value is due at signing. Once the deposit clears, we will submit your building approvals and energy efficiency assessment.
Step 4: Selection Consultation
Once your contract is signed, you’ll be introduced to your Pre-Site Coordinator, your main contact during the pre-site stage. We’ll then schedule your selections appointments, where you’ll personalise your home with products and colors to match your style.
Tip: Begin planning and getting quotes for the demolition of your home by finding a licensed, qualified contractor.
Step 5: Building Approval
Our dedicated Permits Team will now work through all certifier requirements and any Requests for Information (RFI) to achieve approval as quickly as possible. Once the necessary approvals are received, we will thoroughly review all documentation to ensure everything is in order.
Additionally, we will carefully review the Building Approval to confirm that all conditions will be met during the construction process. It’s important to note that the timeframes for approvals can vary between states and councils, so some flexibility may be required.
If, during this process, there are any changes to the site conditions, you will be issued a Variation to Contract. This ensures that any necessary adjustments to the project are clearly documented and agreed upon.
Step 6. Construction
The construction of your new home begins with Site Start, where the project officially begins. Your Building Supervisor will provide weekly updates and allow you to inspect the site.
At the Base Stage, foundation works, drainage positioning, and the concrete slab are completed. The Frame Stage follows, where the house frame and roof trusses are built, giving your home structure. During the Roof Stage, the roof and gutters are installed, and in the Cladding Stage, windows, brickwork, and insulation are added.
In the Internal Linings Stage, plasterboard and cornices are installed, shaping your home’s interior. The Fixing Stage includes waterproofing, wet area tiling, kitchen joinery, and internal doors. Once the construction is complete, Practical Completion marks the final inspection to ensure everything meets industry standards.
Before Handover, a Client Inspection gives you the opportunity to review the home and resolve any outstanding issues. Your Building Supervisor will address these within ten working days, and you’ll be ready to arrange utilities and move in.
Step 7: Handover
Congratulations! Your new home is ready to move in to.
At the handover meeting, your Building Supervisor will guide you through your new home and offer guidance, and demonstrations on key aspects such as electrical systems, the foundations, general safety, pest control, and the proper care of your home’s features.
You will also receive relevant documentation, including warranties, and certificates of compliance. This documentation is essential for your future reference.
Step 8. Aftercare
To help you settle in, we provide you with a Service Program after handover. We will fix any of the minor items which may occur as a result of your new home settling. Your Service and Warranty Coordinator will remind you when the end of your service period is approaching. In QLD the service period is twelve months from practical completion and in NSW this period is three months.
Your home holds a structural builders warranty for a period of 6½ years in QLD and 6 years in NSW. Coral Homes partners with all the leading building suppliers, each of which comes with its own manufacturer’s warranty.
